Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. The homeowners enjoy the complete control of their home, from lighting and shading to entertainment and security, through the Savant Control System. Homeowners and guests can easily create “scenes” to manage their days and social gatherings. Lutron shades help maintain light, climate and privacy to balance the inside and outside views. Outdoor entertaining is easy with the Sonance Landscape Audio System, Lutron light controls for pools and fountains and Savant control of outdoor fire pits. The fully managed Whyreboot network allows for uninterrupted system control. To maintain security, Holovision doors and gates are equipped with Doorbird system to notify residents of visitors and to give control to open and close doors and gates. Music lovers can enjoy the highest level in audio from Meridian 7200 speakers in the lower level, as well as, Sonance in wall and in ceiling speakers throughout the home. In order for the homeowners to enjoy different music and entertainment in various rooms, 14 zones of video and 26 zones of audio were necessary. Spire added many special touches to this amazing home. The master bathroom boasts a MirrorTV so owners can enjoy some entertainment while preparing for the day. A floor lift in the kitchen and dining room allows for entertainment, but can be tucked away when distractions are not wanted. A floor lift in the bedroom makes watching TV convenient, but can be put away when not in use. A fingerprint lock was placed at the bar for peace of mind. Spire’s expertise and commitment to detail were key to the intricate design concepts throughout the home. Spire worked closely with design teams to ensure under cabinet lighting was just right.

Jasmine Garden is a modern business class residential estate complex situated in a quiet part of Jurmala city, 700 meters away from the sea. An upper bedroom of this Johnson County home was the perfect setting for a comfortable TV area and casual game room. Arlene Ladegaard of Design Connection, Inc. was up to the task of repurposing this space for relaxing and playing. A custom cabinet housed a Sub Zero bar refrigerator and contained soft close drawers and space for the audio-video components and snacks. Comfortable leather chairs and stylish lighting invited reading and other family activities. The round coffee table adjusts to different heights for puzzles and game nights. A soft grey tone on the walls and neutral fabrics made the space look larger. The wall art is from an accessory trip to Las Vegas Market and made especially for the size and colors of the room. The fabrics are leather and natural soft textures, chosen to work with the glazing on the custom cabinet built specifically for this room. A Jack and Jill bathroom divide up the space between the upper bedrooms. Wallpaper was chosen for its endurance, color and texture along with a new custom vanity, mirror, lighting and accessories. Design Connection, Inc. provided; Space plans, custom cabinet designs, furniture, wall art, lamps, and project management to ensure all aspects of this space met the firm’s high criteria.

Home theater refresh. This one brought several challenges. Acoustics was a main issue we had to resolve. We decided to build the video wall with an inset screen, There's also a few more speakers hidden behold that acoustically transparent screen. Soon we'll be upgrading the movie posters to high end Samsung digital displays which we'll automate for control during movie On (Lim lights, kil some, set volume, and . We are experts in tuning that unfinished basement or attic into something your whole family will enjoy! We work with dozens of local contractors, electricians, and designers to make everything detail come to life. We work directly with the vendors to ensure everything is done right, up to code, and You'll never go to a movie theater again! (seriously....you won't!) Ask us today about our process and we'll talk about your dream theater. Well, we can through as always and got them a new screen, a new Sony 4K projector, 5.1.2 surround sound in wall. We even threw in a few of our transducers as a thank you! No they can watch and feel the movie!

This unique project, in the heart of London Fields' creative sector, involved adjacent live-work units owned individually by a furniture maker and a group of video makers. Although experts in their respective fields, neither had experience with multi-unit development. The project presented several challenges and concerns from our clients, which we addressed with creative solutions, expertise, flexibility and collaboration. The pair of property owners had become accidental developers by virtue of opportunity. We guided them through a complex process by helping them plan effectively, overcoming several obstacles, and ultimately leading them towards a successful outcome. Our client's primary challenge was maximising the development potential. The two properties are part of a terrace of four. The other two owners had already added an extra storey. The new volume established a precedent for a volume the planners wanted to complete. Maximising the development potential would require carefully considering the limitations of the established volume to ensure a design that would captivate the target market of young and creative professionals. To overcome these challenges, we took a comprehensive approach that integrated functional and aesthetic considerations. We first focused on reimagining the interior layout, utilising our expertise to optimise space and create a seamless flow within the units. This involved carefully addressing the planning limitations at the front, resulting in a stepped profile, which had initially posed limits to potential uses.
