We completely gut renovated this pre-war Tribeca apartment but kept some of it's charm and history in tact! The building, which was built in the early 1900's, was home to different executive office operations and the original hallways had a beautiful and intricate mosaic floor pattern. To that point we decided to preserve the existing mosaic flooring and incorporate it into the new design. The open concept kitchen with cantilevered dining table top keeps the area feeling light and bright, casual and not stuffy. Additionally, the custom designed swing arm pendant light helps marry the dining table top area to that of the island.

This large dining area in the eat-in kitchen area allows for flexible entertaining. Custom cabinets were installed in the kitchen. Features include a breakfast counter, sprayed conversion lacquer coating and Caesar Stone counter tops with a waterfall edge. Mother in law suite has all the allowable amenities by law: refrigerator, sink, dishwasher, toaster over, microwave, toaster and coffee pot. With direct access to the main house, this offers the perfect amount of independence.

A two-story living room provides a light, open, airy feel for this Delaware beach house. Reclaimed wood beams trim the vaulted ceiling and are used vertically to cover support beams on either side of the breakfast bar at the far end of the room, visually setting the kitchen apart while still maintaining the open design.
