This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door. The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage. A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines. The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms. The Back Bay House is comprised of two main structures, a nocturnal wing and a daytime wing, joined by a glass gallery space. The daytime wing maintains an informal living arrangement that includes the dining space placed in an intimate alcove, a large country kitchen and relaxing seating area which opens to a classic covered porch and on to the water’s edge. The nocturnal wing houses three bedrooms. The master at the water side enjoys views and sounds of the wildlife and the shore while the two subordinate bedrooms soak in views of the garden and neighboring meadow. To bookend the scale and mass of the house, a whimsical tower was included to the nocturnal wing. The tower accommodates flex space for a bunk room, office or studio space. Materials and detailing of this house are based on a classic cottage vernacular language found in these sorts of buildings constructed in pre-war north america and harken back to a simpler time and scale. Eastern white cedar shingles, white painted trim and moulding collectively add a layer of texture and richness not found in today’s lexicon of detail. The house is 1,628 sf plus a 228 sf tower and a detached, two car garage which employs massing, detail and scale to allow the main house to read as dominant but not overbearing. Our team began the master bedroom design by anchoring the room with a dramatic but simple black canopy bed. The next layer was a neutral but textured area rug with a herringbone "zig zag" design that we repeated again in our throw pillows and nightstands. The light wood of the nightstands and woven window shades added subtle contrast and texture. Two seating areas provide ample comfort throughout the bedroom with a small sofa at the end of the bed and comfortable swivel chairs in front of the window. The long simple drapes are anchored by a simple black rod that repeats the black iron element of the canopy bed. The dresser is also black, which carries this color around the room. A black iron chandelier with wooden beads echoes the casually elegant design, while layers of cream bedding and a textural throw complete the design.

Navy blue grass cloth and navy painted blue trim wraps the master bedroom. A crystal chain chandelier is a dramatic focal point. The tufted upholstered headboard and black stained wood with blackened stainless steel frame was custom made for the space. Navy diamond quilted bedding and light gray sheeting top the bed. Greek key accented bedside chests are topped with large selenite table lamps. A bright nickel sunburst mirror tops the bed. Abstract watery fabric drapery panels accent the windows and patio doors. An original piece of artwork highlighted with a picture light hangs above a small brass bench dressed in the drapery fabric.

Making the Most of a Small Footprint We maximized the room’s small footprint by designing a custom built-in bed, nightstands, and desk. We then added visual interest and sound dampening with the acoustic slat walls. The end result is a guest suite as beautiful and luxurious as the finest hotels. Small Bedroom decorating ideas! Interior Designer Rebecca Robeson began this Bedroom remodel with Benjamin Moore's 2017 color of the year… “Shadow” 2117-30 Rebecca wanted a bold statement color for this small Bedroom. Something that would say WOW. Her next step was to find a bold statement piece of art to create the color palette for the rest of the room. From the art piece came bedding choices, a fabulous over-died antique area rug (Aja Rugs) randomly collected throw pillows and furniture pieces that would provide a comfortable Bedroom but not fill the space unnecessarily. Rebecca had white linen, custom window treatments made and chose white bedding to ground the space, keeping it light and airy. Playing up the 13' concrete ceilings, Rebecca used modern light fixtures with white shades to pop off the purple wall creating an exciting first... and lasting, impression!
