It contains no harmful chemicals and do not emit harmful radiation or gasses. Granite is heat resistant and is one of the most heat-resistant countertops on the market. You can place a hot pan out of the oven directly onto the countertop surface. Experts do recommend the use of a trivet when using appliances that emit heat for long periods of time, such as crockpots. Since the material is so dense, there is a small possibility heating one area of the top and not the entire thing, could cause the countertop to crack. Granite is scratch resistant. You can cut on it, but it will dull your knives! Granite scores a seven on Moh’s hardness scale. Granite countertops are considered to be a low maintenance countertop surface. The likelihood of needing to be repaired or resurfaced is low. Granite is a porous material. Most fabricators will apply a sealer to granite countertops before they are installed which will protect them from absorbing liquids too quickly. Many sealers last more than 10 years before needing to be reapplied. When they do need to be reapplied, it is something that most homeowners can do on their own as the process is similar to cleaning. Darker granites are very dense and sometimes don’t even require a sealer. When it comes to pricing, there are a lot of variables such as edge profile, total square footage, backsplash, etc. Don’t be fooled by the stereotype that all granite is expensive. Lower-range granites will cost less than high-range laminate. Though granite countertops are not considered “low range” in pricing, there are a lot of affordable options. If you are looking for something truly unique, consider an exotic granite. Some quarries are not easily accessible and/or only able to be quarried for short periods of time throughout the year. If these circumstances exist in a quarry with gorgeous stone, the price will be driven upward You won’t find a lot of solid patterns or bright colors, but both do exist. Also, watch for a large range of color and pattern within the same color of stone. It’s always a good idea to view the exact slab(s) that will be fabricated for your kitchen to make sure they are what you expected to see from the sample. Another factor is that many exotic types of granite have huge flowing waves, and a small sample will not be an accurate representation of the whole slab. Granite countertops are very resistant to chemicals. Acids and bases will not harm the material.

Small space living solutions are used throughout this contemporary 596 square foot tiny house. Adjustable height table in the entry area serves as both a coffee table for socializing and as a dining table for eating. Curved banquette is upholstered in outdoor fabric for durability and maximizes space with hidden storage underneath the seat. Kitchen island has a retractable countertop for additional seating while the living area conceals a work desk and media center behind sliding shoji screens. Calming tones of sand and deep ocean blue fill the tiny bedroom downstairs. Glowing bedside sconces utilize wall-mounting and swing arms to conserve bedside space and maximize flexibility.

Updated Spec Home: Foyer and Great Room In our last post, we introduced you to my mom and sister’s Updated Spec Home; the Foyer and Great Room will be featured in this post. Foyer As you enter their home, to the right is a hall closet and a french door which leads to the Basement. To the left is a long wall which was perfect for an extra long console table in a rustic finish that served as a sofa table in their previous home. I love repositioning furniture, and by using this table in the entry, it makes it feel new. Additionally, we placed a vibrant piece of art previously used in my sister’s Bedroom above the table. This piece not only sets the tone for our color palette, it also makes the kind of statement you want in your Foyer – Wow! We added accessories and an unique lamp to complete the space. Great Room In the Great Room which is open to the Foyer, we installed our inspiration artwork in the place of honor over the mantel. Since the piece was vertical, it did not take up enough space. I do not like a “fussy” mantel with lots of accessories so we found these two vases in a silver leaf finish. They were perfect because they were large enough, but not too deep. Accessorizing mantels can be tricky because the majority of them are not deep. We went to Jan’s Floral Design to add vibrant color and interesting textures to the vases. The original mantel was too small and uninspired. Therefore, we had our contractor Brad Anderson built a new one based on a photo of a mantel we liked. The new mantel has lots of great detail and is the appropriate proportion for the fireplace. We replaced beige 12×12 ceramic tiles with gorgeous large pieces of smoked carrara marble for a striking fireplace surround. Check out this other mantel that we updated. For furniture, we purchased a shorter sofa in a gray tweed fabric. Typically, two throw pillows come with a sofa.We added a fun fringe to the pillows that came with the sofa. I recommend ordering pillows that match your sofa fabric and layering with custom pillows that support your color palette. We added a patterned custom pillow and a striped throw. Next, we got a small scale recliner in a yummy gray leather for my mom and a chair and ottoman in a small scale mint and gray geometric pattern for my sister. We added an accent chair in a fun small scale stripe to fill a corner and add additional seating – which is always a good thing. Remember that this was a Spec Home so there were no built-ins. As a result, we needed a media cabinet for the television and some bookcases to display my mom’s decorative box collection and my sister’s collection of blown colored glass. This set from Ballard Designs fit the bill perfectly. The back is open and airy with nice detail. The wood finish also adds a richness to the space. My mom needed a space for her computer, and this small writing desk fit the space perfectly. Finally, for finishing touches, we added a patterned rug, cornice boards in a mint leaf fabric, and great lamps for ambient lighting. These two rooms are stunning, vibrant and livable. Filling a large great room is always a challenge. I used two large matching sofas and designed a large cocktail table to service both sofas. The table was made by Seth Woods. The sofa fabric is contract grade to be child and pet friendly. The rug is polypropylene and very stain resistant as well. The window treatments are sheer lined with sheer to filter the light and frame the window nicely. The sofa table is a custom design. We wanted to bring a metal finish into the room and we wanted to place the 2 storage benches under it to conceal toys. The arched stretcher in the design allows for that. This was fabricated by Small Axe Forge and Daylight Cabinetry. We used neutral tones and textures to keep the room calm and serene. The red accents were brought in to add warmth and depth.

These CB2 shelving units changed this small space into useful and decorative storage while making it a colorful and comfortable living room. This is a cost affective way to get a built in storage until look with dramatic impact. The green couch and color accent pillow tie in nicely with the gold accent tables, side tables, and coffee table folding tray. It’s all about detail in this living room! To contrast with the tailored foundation, set through the contemporary furnishings we chose, we added color, texture, and scale through the home decor. Large display shelves beautifully showcase the client’s unique collection of books and antiques, drawing the eyes up to the accent artwork. Durable fabrics will keep this living room looking pristine for years to come, which make cleaning and maintaining the sofa and chairs effortless and efficient.

Our poster project for The Three P's, this small midcentury home south of campus has great bones but lacked vibrancy - a je ne sais quoi that the clients were searching to savoir once and for all. SYI worked with them to nail down a design direction and furniture plan, and they decided to invest in the big-impact items first: built-ins and lighting and a fresh paint job that included a beautiful deep blue-green line around the windows. The vintage rug was an Etsy score at an awesome price, but only after the client spent months scouring options and sources online that matched the vision and dimensions of the plan. A good year later, the West Elm sofa went on sale, so the client took advantage; some time after that, they painted the kitchen, created the drop zone / bench area, and rounded out the room with occasional tables and accessories. These clients, an entrepreneur and a physician with three kids, chose their Tudor home for the neighborhood, though it didn’t match their modern-transitional taste. They asked us to help them transform their into a place to play and entertain with clean lines and lively color, namely her favorites: bold purple and refreshing apple green. Their previous layout had a stifled flow with a large sectional sofa that dominated the room, and an awkward assortment of furniture that they wanted to discard with the exception of a vintage stone dining table from her mother. The living room served as a pass through to both the family and dining rooms. The client wanted the living room to be less like a glorified hallway and become a destination. Our solution was to unify the design of this living space with the related rooms by using repetition of color and by creating usable areas for family game night, entertaining and small get togethers. The generous proportions of the room enabled us to create three functional spaces: a game table with seating for four and adjacent pull up seating for family play; a seating area at the fireplace that accommodates a large group or small conversation; and seating at the front window that provides a view of the street (not seen in the photograph). The space went from awkward to one that is used daily for family activities and socializing. As they were not interested in touching the existing architecture, transformations were made using new light fixtures, paint, distinctive furniture and art. The client had a strict budget but desired the highly styled look of couture design pieces with curves and movement. We accomplished this look by pairing a few distinctive couture items with inspired pieces that are budget balancers. We combined the couture game table with more affordable chairs inspired by a classic klismos style, as one might pair Louboutins with stylish jeans. Right- and left-arm chairs with an interesting castle-like fret base detail flank windows. To help the clients better understand the use of the color scheme, we keyed the floor plan to show how the greens and purples traveled in a balanced manner around the room and throughout the adjacent dining and family rooms. We paired apple green accents with layered hues of lavender, orchid and aubergine. Neutral taupe and ivory tones ground the bold colors. The custom rug in ivory, aubergine, pale taupe, grey-lavender was inspired by a picture the client found, but we dramatically increased the scale of the pattern in proportion to our room size. This curvy movement is echoed in the sophisticated shapes of the furniture throughout the redesigned room—from the curved sofas to the circular cutouts in the cube end table. At the windows the solid sateen panels with contrasting aubergine banding have the hand of silk, and are also cost conscious, creating room in the budget for the stunning custom pillows in Italian embroidered silk. The distinctive color and shapes throughout provide the whimsy the clients' desired with the function they needed, creating an inviting living room that is now a daily destination.
