Lin Design LLC

Janet designed our home renovation, and we could not be happier with the result. From the start, she understood what we wanted and knew how to make it work. She gave us several options to choose from and was very flexible, iterating with us many times until the design felt right. Her layout makes the most of the space we have, and the home now flows and functions far better than before. She paid attention to every detail along the way, and her guidance kept the project on track. The best part was seeing her design become the finished home. It turned out even better than we had imagined. Janet is talented, dedicated, and exceptional at turning ideas into practical, well-executed designs. We would recommend her without hesitation to anyone planning a renovation.

From the very first consultation through each design step, Janet was professional, thoughtful, and committed to creating a design that reflects our vision. She took the time to listen carefully to our needs, asked insightful questions, and offered creative suggestions. Communication was clear and timely throughout the process. Her expertise showed in both practical guidance and functional, beautiful solutions. We were consistently impressed by her attention to detail and ability to balance aesthetics with real-world functionality. She helped transform our ideas into a modern design. We highly recommend Janet to anyone looking for high-quality design services.

We worked with Lin for our home renovation and she was a lifesaver. She started with the initial measurements and a solid bathroom redesign, but where she really stepped up was during our whole-house rewiring. We had a last-minute request for a rewire revision, and Lin had a incredibly quick turnaround time to keep us on track. She is super responsive and actually takes the time to explain all the technical details so you aren’t left guessing. If you're looking for someone reliable who stays involved throughout the process, I’d highly recommend her.

We worked with Janet for about a year, and the experience really showed us that good design takes time—not just budget. Janet was patient, thoughtful, and deeply invested in understanding how we wanted to live. She guided us through multiple iterations, helped us clarify trade-offs, and consistently focused on the everyday experience of the space—how it feels when you enter, how spaces connect, and how the layout can adapt over time. Her attention to detail and willingness to stand by strong design principles made a real difference. The final plan was approved by the city on the first submission, which speaks to her professionalism. If you’re looking for a designer who truly thinks things through and takes the time to get it right, we highly recommend Janet.

We highly recommend Janet for her exceptional professionalism and dedication throughout our home remodel. We had numerous requests and specific needs, and she thoughtfully addressed every one of them with care and expertise. What truly impressed us was that the design plan was approved by the city without any revisions, which significantly sped up the entire renovation process. That level of preparation and precision made a huge difference. Janet was incredibly accommodating and responsive from start to finish. Whenever we had questions or new ideas, she took the time to discuss them thoroughly, answer all of our concerns, and incorporate changes without ever compromising the integrity of the design. She was also very involved during construction, showing up when needed to help address questions or concerns with the builders. Her involvement gave us confidence and made the whole process much smoother. We’re very grateful for her expertise and would absolutely recommend her to anyone planning a remodel.

I had the pleasure of working with Janet Lin for my house remodel project, and I highly recommend her work and her firm. There are three things I want to call out: a) deep understanding of client's needs; b) thoughtful design choices which achieves the business objectives without breaking the bank; c) very thorough, detailed follow-through on every little detail. Given this is the first time I'm doing a house remodel in the Bay area, I couldn't exactly articulate the ultimate goal in the beginning. Janet really took time to listen, and asked many thoughtful questions, so when she came up with a proposal, it delicately balances the needs for aesthetics but also functions. She evaluated the neighborhood housing market and advised small but effective changes that will serve the goals really well. Given how expensive house constructions and remodeling can be, she balances aesthetic choices with financial considerations. Janet really cares about client services, and provides many follow-ups even after she has achieved all stated contractual goals. She solves problems from her designer's angel: how to cover up a dated (and ugly) fireplace and make it look like a well-designed piece? How to make a small bathroom shine and feel cozy? How to dramatically change an awkward and old kitchen? The list goes on... You will be in excellent hands if you choose Janet's firm.

We couldn’t be happier with our experience! The architects turned our old house into the most beautiful dream home on the block, with amazing high ceilings and a design that feels modern yet warm. They were efficient, cost-conscious, and so detail-oriented throughout the whole process. Communication was always clear and easy, which made everything stress-free.

Highly recommend our designer Xiaolin! She helped us design a very modern home with meticulous attention to every detail, thoughtfully considering many things on our behalf. Everything was arranged in the most reasonable way within our budget. The house features spacious windows and 12-foot sliding doors — it’s bright, airy, and beyond what we imagined.

Janet, my architect for the remodeling of my house and the addition of a new ADU, has been absolutely amazing. Right from the start, she came up with fantastic ideas, even before we signed any contracts. From suggesting ways to raise the ceiling to changing door placements and resizing the kids' rooms, her input was invaluable. As we navigated through the city's myriad document requests during the project, Janet stood by us every step of the way, offering guidance without any hesitation or argument. Now, when I look at my revamped home, I'm amazed at how much more inviting and functional it is. Janet's skill has truly transformed our living space. Working with her has been a joy, and we're incredibly pleased with the outcome. She is an exceptional architect, and we couldn't be happier with her work!

We hired Lin for our new property remodel, her work quality is exceptional and passed the city permit application with no additional comments / rework. I recommend Lin if you are looking for a helpful and experienced architect!

We recently had the pleasure of working with Janet on the design for remodeling a very old house in Los Altos and the experience was simply amazing. The house had big layout issues and lacks our desired functionalities. Janet’s expertise in architectural design truly shone through in the way she seamlessly incorporated all of our desired functionalities into a stunning and practical layout. What impressed us most was how fast the city approves the plan – her design was approved without a single question just about a week after submission! Moreover, Janet was incredibly accommodating to our needs and very responsive. Whenever we had questions or different thoughts, she was able to discuss with us, answer our questions and incorporate the changes we want without compromising the integrity of the design. In summary, if you are looking for an architectural designer who is talented, efficient, and client-focused, Janet is the perfect choice. We are beyond satisfied with her work and highly recommend her services.
