We purchased a 1986 era home that needed significant updating. In addition to general updating, we wanted to improve the flow, lower ceilings, expand the number and update all the bathrooms, relocate the laundry room and extend the family room. We were referred to Michael Zimmer. This was the first time we had been involved with this type of project. After listening to our ideas, MIchael produced a plan and we worked together to finalize the plan that met our needs. Because our home is located within a “community”, any exterior changes needed to be approved by a committee and the community Board of. Directors. Michael provided the necessary drawing and documents for this as well as filed for the necessary permits from the township. We decided to use Dakota Dawn Delineation to provide the construction for the renovation. We are very happy with the outcome as well as the onsite supervision by the foreman of the crew and subcontractors. We were consulted throughout this process. As with all renovations, issues arise as things proceed. When this occurred we were consulted and involved in selecting the solutions presented to us. We appreciated this aspect of the process. The bottom line is that we love the outcome of the project and would highly recommend Michael and Dakota Dawn Delineation.

What an outstanding group to work with! We highly recommend the entire Dakota Dawn Delineation team -- architect Michael Zimmer, his construction manager and team, and their affiliated designer Melissa Nassar. They did an absolutely incredible job on our recent project. They successfully designed and delivered on a major house renovation--including a complete, down-to-the studs renovation of a gourmet kitchen and 2 1/2 baths, enhancements to the great room, a new finished basement, and lots of hard to see, but important, engineering improvements. DDD and team brought a number of valuable talents to the project. First was their strong architectural and design sense. Two examples: the design for large, counter-to-ceiling kitchen windows literally brought our garden into the kitchen, while the dramatic use of color and patterned tiles in the bathrooms added design flair to otherwise dull rooms. Second was their willingness to work with new vendors or approaches that we added to the plan. We selected up & coming BlueStar appliances for the range and wall ovens. And we also decided on Subzero components rather than a standard refrigerator/freezer. They readily adapted the design to our needs as we made these decisions. And finally was their overall approach to project management, communication and client service. If we showed up at the project site checking in on the work, the construction manager and individual team members would give us straight talk about updates and progress. They responded quickly to questions or concerns or problems. The project stuck to budget. Yes, we did have our project wrinkles. The major one was significant delay in shipment from our cabinetmakers in Italy. But the DDD team was able to come up with creative workarounds for problems we encountered. All in all, we admire the DDD team for the talent, professionalism and enthusiasm they brought to the project. They are great to work with. We strongly recommend them for your consideration.

The perfect project! Now that we have lived with our new kitchen for a few years, still a month does not go by without someone saying “G’d I love this kitchen”. I am glad to write this and encourage everyone to use you. Your guys were great from the estimating stage to design to finishes. You were never in our way, always explaining, and easy to make compromises. The mechanics were yes men, always there to do it the way we wanted it. We hired Michael Zimmer and Dakota Dawn for a major kitchen and family room addition and renovation and we were so thrilled with their creativity, craftsmanship and total professionalism that when it came time to commencing another renovation project, we immediately knew who we would call. I wanted a man cave in my 1500 sq. Ft. Basement. I Love it, bar, pool, entertainment ares, card room, tastefully done. My neighbors are jealous.

Poor quality Construction, the deck/staircase they built collapsed and I nearly broke my leg this evening. The job was also promised to be completed in 60 days from last may. Some work still not complete by year end. Beware of the carpentry. Field supervision of subs promised, but not delivered. Job site a mess with trash everywhere and used owners tools. No field supervision by principle, but skilled crafts were regularly changed on the job.

I've worked with Michael and his team on numerous projects and I continue to be impressed and excited for the next partnership opportunity. Michael and his team are a powerful combination of creativity, practicality, economic responsibility, high quality craftsmanship, and integrity. His designs are innovative and he leverages space like few others, and his structural and construction expertise is undeniable. After five projects and hopefully more to come, I'm about as big of fan as one can be :-)

We were very satisfied with our three story new addition in Bala Cynwyd, PA. This included a garage on the lower level, a kitchen, powder room and family room on the main level, and master suite on the upper level. It also included major renovations to existing rooms of the house such as turning the old kitchen into usable space and creating a laundry room in vacated space on the second floor. Mr. Zimmer listened carefully to our ideas, 'must haves' as well as 'would likes' and was able to make it all work. We love how the details made the addition feel seamless to the rest of our over 100 year old house. Problems during the project, such as uncovering a brick wall in an unexpected place, were dealt with effectively and included redesign work. All the team members were competent, courteous and easy to communicate with, but Paul's extensive experience continuously worked magic when hitting those inevitable snags to produce creative solutions. The company stands by their work; they continued to work with on an unforeseen minor issue long after final payments were made. We highly recommend Dakota Dawn Delineation.

Mike Zimmer with Dakota Dawn Delineation was great to work with. He helped us draw up an excellent plan for remodeling our basement and provided a lot of options. He was very flexible, very easy to communicate with, and very responsive to concerns and ideas. The finished product is amazing and we receive compliments on it all the time.
