My husband and I recently moved into our gorgeous new SALTWATER home in Palm Coast FL and we are estatic. Mere words cannot describe our experience; from our first meeting with Joe Cocuzza at one of the model homes to subsequently meeting Robbie Booher the owner. Our first meeting with Robbie he spent many hours with us discussing our wants and needs. We knew at that first meeting that we had chosen the right company to build our last dream home. During the following visits to finalze the design Robbie never rushed us. He allowed us to customize one of their many floor plans to make our home unique for us. Robbie is very talented in his design technique, he made design suggestions that enhanced our floor plan that we loved. Robbie and his team were extremely easy and comfortable to work with. Nichole worked closely with us to keep us updated of everything. Laurie guided me effortlessly through my selections process spending as much time with me as I needed. I made many phone calls and sent many emails to the office with questions. I always received an answer and was never made to feel as though I was bothering them. Rocky our job super was on top of everything working closely with the sub contractors. The Vendors that SW use are all high quality and wonderful to work with. We were permitted to visit the site often to view the progress of our home. Not many builders allow that. The entire staff at Saltwater was gracious, and went beyond to make our build a pleasant experience. Building a home can be a stressful venture, however, in the capable hands of SWH that was not the case. We cannot sing enough praises about SALTWATER homes! We are beyond estatic with our beautiful new home and every morning wake with gratitude in our hearts. Robbie and staff are more than just our builder, we consider them friends. We have been living in our Saltwater constructed house for a few months now and I wanted to take the time to thank our builder and his team for all of their hard work, craftsmanship and professionalism that led to us being in our dream home. From the moment we met Robbie at a model house, we knew we wanted to work with him. He was personable, had great style and a reputation for building solid houses. Through the design process and construction, the entire team at Saltwater were a pleasure to deal with. We built during a difficult time in the real estate and construction markets- right at the start of Covid- but Saltwater navigated any issues with professionalism and fairness. Now that we’ve moved in, I can say confidently that the quality of the build was exceptional. Every detail of our home was built with care and it shows. After closing we had some very minor issues arise, as would be expected with a new build, and their warranty team addressed each minor issue with shocking speed- they went above and beyond our expectations. We could not be happier with Saltwater and would 100% recommend them to anyone. If I could give them 10 stars in this review I would have! Thank you Robbie, Nichole, Art and the entire team at Saltwater!

No explanation or any itemization was made as to where the money was going for the price increase which was almost a 6 figure increase and the increase was made after signing a contract at a specific number. Price increase was made 5 months after I signed my contract and after having spent thousands and thousands of dollars with the vendors they told me to shop at to make selections. We were told we could get out of the contract but at a cost. I could not get my money back from vendors, what would I have done with all the items I purchased at their direction. We were stuck..... No concessions were made. Allowances do not cover what standard items cost. Our allowance amounts were not raised when they raised our contract price almost 100k. We are well over 160k+ with the increase and with standard selections. Very poor office communication. I was told to put all my questions in an email and so I did. All of the questions were not answered so I emailed back. I was then told that I was emailing too much. I could count on two hands the times that I initiated an email or a phone call in the course of 18 months. Phone calls were not returned. Progress on my new construction was not communicated. We were told that they would let us know 30 days in advance of the completion of the home. Homes are nice.

I can't recommend Saltwater Homes as a builder. It isn't because of the quality of construction, it is because of the back office. They have serious issues with managing the projects and it was a nightmare getting our house closed. We were originally told it would take 9 months once they break ground. They then changed their story to 12 months because we have a 2 story. Never did they say it took a year when we were in the planning stages. It actually took 15 months. Yes, we were building during Covid but the owner was building a house as well that started after ours and was finished before ours. We also saw the homes around the model going up faster than ours. Things really started going south the summer of 2021. After we picked out our tile in January 2020 and believing they were ordering it for our house found out they only order just before install. Well, 1 1/2 years later, the tile we selected for our shower and fireplace were either back-ordered or discontinued. So we had to go out and select something else that was in stock as to not delay the process. Then they didn't install the tile for months. We could have ordered our original selection that was back ordered if we had known they wouldn't install quickly. We never received any form of apology for not ordering on time or putting us out. They didn't take any responsibility for their lack of management. Our first attempt to close was in July 2021. During our walk through the week before closing, it was clear the house would not be ready. No shower enclosures, shelving in closets or pantry, doors missing and numerous other items. We pushed it to August, 30 days later. August came and the Monday before closing on Friday they hadn't done any of our punch list items from July. We were told the way the house is now is how it would be on Friday for closing and they were ready. We still didn't have shower enclosures or shelving for closets and pantry. We said cancel the closing and listed in detail the items that must be completed prior to closing. Only then did they start working. It was the week of closing in September before they finally installed the shower enclosures and shelving. We have spoken to many people who are in the process with Saltwater and they all have issues with the office. We were also warned before we signed with Saltwater and we didn't listen. Go with Forister Bush. He was on site every day, only builds 5 houses a year and had completed the neighbors house in 7 months. All during Covid!

We worked with Robby, Nichole and Rocky to build our dream home. Saltwater Homes deserves the highest recommendation. Building a home is a daunting project, but Robby was patient as we tweaked our floor plan, meeting us several times to get it just right. He had great suggestions and great attention to details we would have overlooked. Robby was always patient and happy to get our plan just right before we moved to the next phase. This saved us from costly revisions later. When we met with Nichole, we had her undivided attention and she went over our plan with us in detail before the build process began. Nichole coordinated all the details and was quick to commuicate and answer any questions or solve problems that arose. She was very efficient and fun to work with. We were amazed at Rocky's incredible ability to bring our home to life and manage the project. You would have thought he was building his own home. He expected the highest quality by the sub contractors and was there to make sure the project moved along. Even with Covid, our project quickly made progress and was completed in the time frame we expected. We were truly amazed at the workmanship when our home was done. Even friends who work in the field comment on the quality of our home. When you like your builder and love them when you're done, that says it all! We would not hesitate to work with everyone at Saltwater if we decided to build again.

Stay far away from this builder. We had a terrible experience in our initial meeting with our salesman. Basic manners and civility were not demonstrated. The salesperson mentioned in various emails and discussions that we would meet at a certain model which was not the one we met in. Some of the comments and behavior demonstrated by this salesperson in our brief interaction were hostile, sexist, and disturbing in nature. We're so blessed that this experience happened before a contract was signed and very happy to take our business along with other colleagues we know who are searching for a builder to construct a new home elsewhere.

Saltwater Homes didn’t just build our home, they help us make our dream a reality. Joe, Robby, Rocky, and Nichole treated us like family. They gave personal attention, listened to our ideas, and brought our vision to life. We highly recommend Saltwater Homes.

Saltwater Homes builds beautiful homes here in Palm Coast. I find their designs to be very interesting and different then the other builders town. And I know they will be around if I was to ever need them in the future -

After my initial conversation with Rob Booher, I knew we found the right builder for our Florida home. This was the first house we built and I have to say the process was much easier than I imagined. I sent Rob crude floor plan consisting of a combination of three Saltwater designs as an idea of what were thinking. Rob was happy to work with us and the architect to draw up plans that we reviewed, changed and improved until we arrived with the final draft. We worked with Nichole (the project manager) with selections, communication throughout and change orders. She was extremely helpful and guided us through the many decisions and cost considerations along the way. We also had an on site superintendent - Rocky. who took the time to build our home with care as if it were his own. He used a select list of subcontractors who are meticulous about every detail from masonry, carpentry, drywall, trim and paint. Rob did everything he said he would and built us a beautiful custom home. We could not be happier with our new home and with everyone at Saltwater homes. Thank you, Kevin & Ann Corcoran

We are so pleased with our Saltwater home. The building process was so easy and everything was on time. The company, and Rob and Nicole are so pleasant to work with. They were fair and kept us informed every step of the building process, and understood our needs and worked to meet them. Three years later it is the best decision we made to go with Salt water homes. Everyone compliments us on our home. We have not had any building issues with our home. It is a solid well built home. We love it!!!

We had the best experience with Robbie Boorher and his foreman Rocky and all of his subcontractors. They built us a beautiful home in Hammock Beach.
