Avoid Van Metre Homes – Especially in Ashburn Van Metre is quick to sell you a home — but nowhere to be found when it’s time for repairs. The warranty process is deeply flawed. Rather than directly managing repairs, Van Metre outsources everything to third-party contractors, often selected based on cost rather than quality. Homeowners are left to coordinate, explain, and follow up on warranty issues themselves. When contractors are unclear on what’s expected, cases are escalated to a "team lead" whose main role seems to be explaining what Van Metre won’t take responsibility for — rather than resolving problems. “Van Meter is not legally liable in VA to…” If you’re considering buying one of their “luxury” homes in Ashburn, carefully review what is not covered by their warranty, based on my experience: 1. Creaking staircases (most of them) 2. Poor carpet installation – frayed edges, leftover carpet scraps, and exposed nail tacks on nearly every stair 3. Sloppy drywall work with visible framing beams 4. Leaking door seals 5. Loose exterior exhaust vents that bang against the house in the wind 6. Cracked bathroom sinks that were concealed and only discovered after normal use. This isn’t my first home purchase. As a single homeowner, I’d consider myself fairly low maintenance. But this has been, by far, the worst home warranty experience I’ve had — or even heard of. Van Metre treats customer service like a pawn shop: once the sale is done, you're on your own. Don’t expect them to stand by their product or correct obvious mistakes. You're better off going with another builder who values post-sale accountability.

My experience so far has been excellent. Six months after selling the contract, the sales team is very patient and responsive. They answer all of my questions and address all of my concerns timely. My independent inspector was also impressed with the work they had done so far. I would 100% use Van Metre for another new home build.

Worst quality of construction and worst vendors.. I would not recommend this company to anyone.. I had so many issues with my house just within 6 months into buying it.. To top it all they provide the worst customer service.. HVAC company they deal with is a serious rip off..

The quality of the building materials are the lowest. Even the tree planted on the front yard had clay instead of dirt. We have problems with plumbing almost every year, cheap windows and doors have not been even installed correctly as they are drafty and builder grade. Other reviews praise their customer services and Van Metre but I wonder if they would feel the same after a few years when all the caulk starts cracking, house being drafty and plumbing starts to break. A few years ago there was a leak on our Jacuzzi, when the plumber removed it there was a nasty MacDonald's carton drink cup. I'm always wondering what's behind every wall of the house. Then we have to get a new roof because the original roof was installed improperly and the leak in the master bathroom damaged all the walls. This list can go longer. Please do not purchase from this builder, it will be a nightmare in a few years.

The builder was responsive and very responsible. I'm very happy with my home. I am not impressed by the lack of diversity in my neighborhood, but that isn't Van Metre's fault. That's my only complaint. The home itself is a quality home.

I have so much to say about this poor quality, unprofessional "home builder". I will just go ahead and leave the email I sent the company here. We spoke yesterday about the third leak in our brand new home. I just can't believe this is happening to us again. Is this common for a Van Metre or any other new home builder to have multiple leaks? My sister's home in Arlington, VA was built by Clayton Homes and she has not yet once has any of these issues and her home is a year older than ours. So please don't tell me it is common for new homes to have these issues because this is not the standard for a new home in 2018. I was very excited when we first purchased our home with Van Metre and now I feel I would tell people to beware of this builder as we have had nothing but issues. Although you, Toun, have been very accommodating with the several issues we have run into since we closed on our home it still does not excuse the quality of the actual home we purchased. I will be going further with this dissatisfaction as I cannot believe we spent so much on a new home only to question why we chose Van Metre in the first place. I will do my best to make sure everyone who has asked us about our experience knows how truly awful our experience is (bar some great sales people, you and Marcell). The issue isn't the people that work for Van Metre its your actual end product. How can Van Metre stand by the home we live in and be proud of the actual outcome? Furthermore, the contractor that Van Metre has chosen to collect our HOA dues are completely incompetent and I honestly do not understand what we pay $200+ a month for? Our pool is open 3 days a week. Additionally, something they did not disclose to us before closing or after, the HOA is due quarterly not once a month as was explained to us by sales reps. Again there are many different factors that make me regret purchasing a Van Metre home. Not mentioned in this email that Van Metre has fixed is carpeting on our forth floor not being secured down so every time you walked it would just pool up, a vent missing under the previously mentioned carpeting was missing so when we had family come look at the home our cousin stepped into the missing vent and tripped, thank god nothing was broken. A ledge on the landing on the third floor was loose and bent. Not being able to use the garage because the sensor tripped. But honestly none of that compares to the amount of leaks we've had and instead of looking for the root of the problem they just add more drywall after placing loud electricity draining dehumidifiers into our home. I went and checked with all the members of our townhouse units and not one of them has had a leak. The worst part about all this is that they say its common and they are just treating symptoms instead of getting to the root of the problem. If Van Metre is completely fine with this poor workmanship and quality of work then please take that into account if you are going to be spending well over half a million dollars in one of their poorly constructed homes.

I had never heard of Van Metre Homes but after my experience, I'll never forget them. Everyone affiliated with my home-buying process was a consummate professional. From the second I walked into the model home to check it out, I was treated like they really wanted me in one of their homes. And then...their actions followed up on that. They were responsive, attentive to all my details, and were proactive in communicating all milestones and other pertinent details. The quality of my home far exceeded my expectations and were in keeping with their pledge to truly make me happy. Mission accomplished.

Lived in Leesburg for 25 years and wanted to downsize. Went to Van Metre's model homes and we fell in love with their floorplans. The whole experience was great, from Karen (Sales Manager), the design center, to David (Construction Manager), they treated us like we were the only ones buying a house. Geat buying experience. This builder went above my wildest expectations by hiring such amazing salespersons (grace and ernie) who guided me thru my new purchase from beginning until final walkthru. They communicated with me weekly, sent photos of construction stages and when a delay on my situation occurred, the VP of the company stepped in to wait for me despite causing them a delayed closing. Their service makes me want to join the Van Metre team! The quality of my home is what I expected and the modern touches match my style like they knew the house was for me.

Love the Van Metre homes. Family oriented customer service. Especially enjoyed the design center appointment! They have continued to promote quality and community spirit.

I recently purchased a new built home from Van Metre, and it exceeded all of my expectations. We picked out all of the finishes, and they couldn't look better. I love my new home from Van Metre. The professionalism that the entire Van Metre team showed through out the project was excellent, even though there were some delays, and I was a little irate from time to time. Great Job Van Metre!

We had a great experience with Van Metre. The entire staff (Sales, Design, and PM) were extremely helpful and responsive the entire time. They broke ground (Meadowbrook Farms)in September, and our house was ready in January. Exactly 4 months, and we are very happy with the result. We couldn't have asked for a better new home building experience.

We have been so impressed with the Van Metre experience from the moment we entered the Birchwood at Brambleton model home! Grace and her staff greeted us warmly, provided all information we needed, and immediately answered some general questions we had. The model was decorated beautifully, with great attention to detail. All very high quality. Grace was extremely helpful, and we were back in 3 days to purchase one of the Grand Villas! The paperwork flowed smoothly and Grace and other Van Metre staff were available well into the evening to answer questions. We appreciated the links you have to Intercoastal Mortgage and Walker Title, too. And then the superb experience at the Design Centre - fantastic! So well done, and Elaine was terrific in helping us make our choices. We are so pleased already, and the process has just begun! Thank you, Van Metre for making our move to our forever home a breeze.

We built our first home with Van Metre and I wouldn't recommend anyone else! We chose the Aldie model at Stone Mill Corner. From start to finish, our Sales Representatives and Customer Care Representatives were there for us during the entire process. I've heard horror stories from others when it came to building a home, but this was such a fun and exciting experience! Mike Hales, our sales rep was amazing! He was there for any and all inquiries, no matter how insignificant the question. Our Project Manager, Andrew was just as great. He explained everything we needed to know about our new home during our walkthrough. Elly Kim, the other sales rep at Stone Mill Corner was also the nicest person to work with and available any time we needed her. The girls at the design studio, specifically Sydney who helped us with choosing our designs was so nice and extremely professional. Also, the home buying process using their lender, Walker Title was also incredible. For a first time homebuyer, everything was made so easy and explained thoroughly. Our home is beautiful! The quality of the work in incredible. The layout is well thought out. I cannot recommend Van Metre Homes more. We will definitely use them in the future!

Simply phenomenal from start to finish. Our sales agent and construction project manager kept us well informed and walked us through every step of the construction. They over delivered on every promise they made and finished our fantastic house a month and a half ahead of their initial delivery date. I just can't say enough about how Van Metre went above and beyond every expectation.

I bought a new home from Van Metre in Brambleton. My wife and I are extremely happy with the quality of the house and the options that were included. We are coming up on our 1 year punch list and we really do not have much to add to the list. Furthermore, we were very pleasantly surprised by the customer service we received from Van Metre even after we purchased our home. They are a really good company and I would highly recommend them.

Very good people to help you around with your design decisions. Lot of choices in hardwood , counter tops, cabinets to choose from. If in dilemma, ask for Sydney on browse days and she will give you her honest design opinions.

This was our first home and we decided to go with Vanmetre as the builder to build our new home. So far it's been a pretty good experience as the entire team at Vanmetre (Sales, Construction, Design, Closing, Customer service) has been thoroughly professional, responsive, and proactive all through out the purchase. It was very smoothly handled right from Signing to Closure of the contract and and more importantly without any surprises. It's been a good decision by us in choosing Vanmetre and we are already loving our new home.

Van Metre Homes is an amazing company. Their home designs are fantastic! I was able to find a functional floor plan built around my lifestyle! I would recommend them to anyone in the market for a new home - or anyone looking for inspiration on fresh new interior designs!
