As a professional Real Estate Investor, I am always looking for trusted professionals. I found that with Daniel Dawkins of Dawkins Development Group. I had an investment property in CT that had a pipe burst this past Winter. Dan had his crew out there that day to get the water out. He assessed the damage and had the bid prepared for the claim in just a few days. Dan also worked very well with the insurance adjuster and prepared the paperwork exactly the way the adjuster required it be done. All of this was accomplished without me being present as I live out of state. When I flew in to close on the property with the new Buyer, everything looked great and the Buyers were very impressed with the quality of the repair and new flooring. The pipe break was actually found on the day of their home inspection. Dawkins Development group got the job done quickly and on budget as promised.

Project: Renovate two bed two bath for wheelchair accessibility; paint entire co-op. I was impressed with the owner’s knowledge of construction. We knew we wanted to create a safe living space for our mother who had Alzheimer’s Dementia. We also wanted to brighten up our space while we underwent the care of our mother. Nothing was too big for Daniel. He approached our ideas with patience as it was out first major renovation project and took us to look at tile options and when we did not like the color we chose he did not fuss about repainting it. We opted not to make use of his architect but would make use of this for our next project with Dawkins. The project went a few weeks over due to delays in material availability and delivery but our home was kept clean and material was neatly kept strategically out of the way for wheelchair access.

I requested a recommendation for a handyman on a local social media group Feb. 2019 for a relatively basic service and included what I thought would be the (somewhat complicated) solution. Daniel responded to my request with a more simple solution, obviously cheaper. We made arrangements for Daniel to come to my house for an estimate. To my surprise, when Daniel arrived, he fixed my problem on the spot... No more waiting for another appointment to be scheduled. The fix was perfect, perfect! I am so, so appreciative of Daniel's initial recommendation before even meeting me, and then instantly fixing the problem. And finally, not even charging me! No one is in business to provide free services! Daniel, I am truly grateful for your help and generous, kind spirit! Thank you!!

Daniel is a hard worker, knowledgeable builder, and someone who really enjoys what they do. He renovated our kitchen, which was a moderate to high complexity job due to a need for supporting wall to be removed, so he worked with the architect to implement the needed adjustments to the floorplan in a safe and most efficient way. We stayed on budget till completion, and I was very pleased with results.

We hired Daniel to help with a home renovation including knocking down a wall, redoing the kitchen, moving laundry out of the basement, and a few other misc items. We were first impressed that he was the ONLY contractor who took notes and time to give us a thoughtful estimate. This immediately built trust and we felt comfortable that his estimate was most accurate. He also recommended an architect and plumber that we immediately took to and feel confident in hiring for future projects. His choice of quality subcontractors was reassuring. Daniel's greatest strengths are 1)Trustworthiness. We lived in our home during the reno and he had a key and was in our house almost daily for 4-5 months. We never had issue with him not treating our space with respect. 2)Problem solving. Daniel is not interested in doing it quickly - he wants it to be correct. He is excellent at creative problem solving - sometimes on the spot and sometimes after a night to sleep on it - but he always comes up with the best solution. The project took longer than estimated. Some of this was because we added things. The rest was because he subs out as little as possible and does the majority of the work himself so things take longer. Just plan on that and you'll be fine. We were pleased to hire local and would be happy to work with Daniel again.

I originally hired Dan to simply remove the shelving, furniture and molding around the perimeter of my basement to prepare for waterproofing. When the waterproofing was completed and I Dan came back to replace the items he had removed, he asked what my plans were for the basement and suggested that with a nice dry basement, why not put tiles on the floor and repaint the paneling to give the basement a totally new and brighter look? Well that was the best decision I made. Dan was quick and careful, cleaned up and 6 years later the basement is as good as ever. I also hired Dan to renovate my bedroom, do my floors and a host of other projects. Reliable , considerate and reasonably priced and he can do anything!
