Most disorganized and dishonest general contractor-- this is our 5th custom home experience and by far the worst because of Todd and Parthenon Construction. Todd is disorganized and makes decision without client's approval. He raised our house 4 feet without our permission, completely changing the exterior aesthetics and the function of the home. It also GREATLY increased the costs.We were anxious to finish, and it was behind schedule, so we went with the change, but told Todd no more changes without permission. Todd was our general contractor for 18 months. Besides getting a wage for being the general, he also got paid a percent above invoice. He was a "Christian" and was very vocal about it. We trusted him. The final straw was after meeting to talk about his concern about the rain and dirt around our site. It was architecturally designed and professionally engineered. Thurston county approved everything, including the well and septic on site before Todd ever started. However, it was taking Todd so long to build, that the site was a muddy mess. He needed a retaining wall. We met to discuss options last August-- Two 4 ft tiers spaced out or one 6 ft retaining wall. Todd recommended the wall and we agreed since it was the quickest option. He was dishonest though; he decided we were wrong and without us knowing engineered, contracted and built a 16 foot wall, NOT SIX AS AGREED. When we saw the 15ft wall, we halted it. Asking the concrete sub what he had discussed with Todd, he said that is what Todd paid to engineer. The concrete sub tried getting ahold of Todd for over 3 weeks. No reply at all. We had the same experience, even when asking about Sept invoice. He was on a trip, but failed to notify his clients or subs. We stopped the wall and had the sub lower it a bit, but it was already too late. The cost of the rebar, the footing and the current prep was already spent!!! We still had to pay for a wall we did not approve. They also pushed dirt into the back yard to pour the footing. This made the elevation from the wall to the waterfront-- the main point of purchasing waterfront property-- even steeper. For 25 years, we would go with our boys down a trail to the water to canoe, get oysters and enjoy the beach. Now, no one can go from that wall anywhere in the back yard. And if someone fell off the wall, they would be seriously injured. After 18 months, the house wasn't even dried in! Since Nov '25, we've been general despite full time jobs. Todd and the subs he didn't pay have put leans on the house. We eventually paid subs directly for all work done that we approved. After firing Todd, more than one sub said they were not paid for work done months earlier, even though we paid Todd for their work. After our experiences with him, discovering the paying-subs-issue and seeing and his bond had expired, we fired him.

Todd Larson made our house renovation a success. His extensive knowledge of residential construction along with his attention to detail assisted my wife and I and our designer to make the right choices in design and assured that our quality expectations were met in the finished product. He managed our budget , we did spend more than our initial budget, but he always informed us and received our approval before spending $. When we experienced a problem with one of the subs, he promptly met with them and resolved the issue. Todd was also very flexible. I am a commercial general contractor and had some subs that I wanted to use. Todd worked with them effectively and seamlessly. My wife and I enjoy our wonderful renovated home every day. The project developed over many months as we made changes to the plan way with guidance from Parthenon and the sub-contractors that where chosen. Todd built my home 4 years ago. He was very conscientious. He responded to me in a timely manner. He is very much a professional. If I had any problems or concerns, he was there. We worked together to insure the project was on budget. I very much enjoyed working with Todd.

Todd Larson'e Parthenon Pacific Construction constructed a new home for us in 2011-2012. Together we redesigned our basic house plan to better meet our needs and desires. Todd also made changes to the design whilch allowed the new home to be more accessable for our age and future needs. Having build several homes in the past, Todd's expertise in building and emphasis on details far exceeded any we had previously experienced. Todd and the subcontractors that labored on the building worked well together and it was a pleasure to work with them. When completed our new home was professionally constructed and one of the most beautiful and outstanding homes in the area.

We contacted Todd Larson after receiving a referral from an insulation contractor who knew him. We chose him to manage our project for several reasons: he patiently worked with us for an entire year before formal project initiation; each of his references expressed a reverence for his integrity, organizational and project management skills and his willingness to listen deeply and steer the project to a first-rate conclusion. Todd is university trained for this career. He has a deep depth of knowledge about all aspects of home construction. He has ushered the creation of many high quality residences. He ensured our project was completed at the agreed upon date and within the established budget. The subcontractors Todd chose knew he had exacting standards and strove to meet them. On more than one occasion, I observed him take a subcontractor aside to provide additional one-on-one guidance about his expectations for their portion of the project. Each subcontractor I met expressed their respect for him. As with most, if not all, construction projects plans don't always work the way expected. Todd was incredibly flexible and amenable to change. When things went wrong, he immediately tried to rectify the situation. His calm, confident demeanor made the process gratifying instead of stressful.
