We recently completed our custom home construction in Kirkland, and we could not be happier with our experience with Oleg and Maryana - owners of Baluco. Building a home from scratch is notoriously stressful, but Baluco turned it into an incredibly smooth and rewarding journey. Right from the start, their transparency and attention to detail stood out. Because we were highly budget-conscious, Oleg provided a meticulous, line-by-line breakdown of costs before we began. Throughout the project, their communication was flawless - we always knew exactly where things stood. Not only did Oleg deliver our home a bit under budget, but the quality of craftsmanship is outstanding. The house looks absolutely stunning and luxurious. If you are looking to build a custom home and want a builder you can genuinely trust, I cannot recommend Oleg and Baluco LLC highly enough. They are professional, reliable, and excellent at what they do.

Baluco not only completed a top notch custom build, but the value they brought far outweighed their fee. Everything was easier including wholesale material pricing, contractor relationships with tested and quality work, city permitting expedited. Highly recommend.

Oleg Baluco and team are, by far, the best team I ever worked with. And I had experience with renovations as had it done in 4 other properties in the past, in different states in the US and overseas - so know what it takes and what to compare to. I trusted a major renovation to Baluco in Redmond, WA in 2020. By major I mean the entire 3000 sqft house - flooring, several changes in floor plans / wall removals and construction, all the finishes in the house (full kitchen, living, fireplace, bathroom, stairs, closets, etc). Baluco cares about quality, is honest and trustworthy. A priori you won't find his quote to be the cheapest in the market - and it should not. There are cheap services that end up expensive - sometimes in cost itself, sometimes in headache. His quality is second to none, he is flexible with unforeseen that might happen during the work, and strives to come below the quote whenever possible which made us very happy throughout the renovation. His markups are transparent and fair. More than just recommend, I would not think on another contractor if I was renovating again or even building a new house from scratch in Seattle area.

The best decision we made in building our house was choosing Baluco. Great to work with and very responsive. We really love our new home.
