RECOMMENDATION FOR SOPRIS DEVELOPMENT In December 2021, we lost our home and all its contents to the Marshall Fire in Boulder, Colorado. At age 77, facing this emotional event, insurance uncertainty, and the daunting prospect of rebuilding was overwhelming — especially since we’d never planned to build a home. After exploring options, we chose to rebuild and were fortunate to work with John Stevens and Sopris Development. Sopris provided truly full-service support: lot remediation, design, permitting, vendor introductions, and construction. It is hard to imagine receiving better service from any other company! Concept and Design: We worked closely with John and his architect, describing what we liked about our former home and our future needs. Our goals included: - A home designed for “aging in place” — one-level living with wider doors, halls, and shower entrances. - A modern design that still blends with the environment and preserves mountain views. - Features that balanced personal needs with future marketability. - Staying within our financial and insurance limits. Sopris delivered a design that met all these priorities, adding thoughtful features we hadn’t considered. Preconstruction: Before building started, we selected everything — appliances, flooring, fixtures, paint, etc. — through Sopris’s recommended vendors. This process ensured an accurate cost estimate, addressed supply chain concerns, and kept the project on schedule. The vendors were professional, offered great selections, and coordinated seamlessly (e.g., cabinet makers accounted for appliance sizes). Construction: Sopris’s subcontractors and craftsmen were top-notch — professional, skilled, and focused on quality. We especially appreciated having a dedicated project manager. Weekly on-site meetings kept us informed and allowed thoughtful adjustments (e.g., adding stair lights, extra outlets, etc.). Timing and Costs: Unlike some builder horror stories, our experience with Sopris was remarkably smooth. Many of our neighbors were told 15-24 months to completion by other builders; Sopris estimated 12 months and completed our home in 13. This was thanks to their planning, vendor relationships, and scheduling. Final costs came in under the original estimate, with minimal changes needed thanks to thorough up-front work. Insurance Support: Sopris’s professional record-keeping and understanding of codes were invaluable in insurance matters. For instance, they successfully advocated for coverage of solar panels under our Ordinance and Law provision when initially denied. Sopris was more than a builder — they were our advocate. One Year Later: We love our home. Any minor issues were promptly resolved. Thanks to Sopris, we have a beautiful, functional home where we can age in place, enjoy family and friends, and take in the surrounding beauty. We highly recommend Sopris Development. We were unexpectedly faced with having to build a new home after losing ours in the Marshall Fire. We only considered Sopris Homes for our rebuild and couldn’t be happier with this decision, and with our new home. Although the circumstances were challenging, the Sopris team was helpful and professional throughout the process. The vendors that we were sent to (e.g. tile, cabinets, flooring, lighting) were all exceptionally professional and easy to work with and they coordinated with Sopris seamlessly. The quality of craftmanship and attention to detail was exceptional. The few minor issues that we have had since moving in 6 months ago have been addressed promptly. Many thanks to the whole Sopris team for guiding us through this process and building a new home that we absolutely love.

My wife and I had always planned to move back to my home state of Colorado from Ohio. When it came time to do so, we looked at pre-existing homes and new home builders. In our search, we eventually found Sopris and met with owner John Stevens. Long story a little shorter, it didn't take us long to decide on Sopris. We built our last home, but we were a bit nervous about building from several states away. Those concerns were unfounded. We decided on one of Sopris' existing floor plans but modified it significantly with John's help. Our home was finished on budget and on schedule. Craig T and Kurt C, two of John's employees were intimately involved with our build every step of the way. They kept us informed, and on those rare occasions where issues did arise, they were quick to address them, in many cases beyond our satisfaction. Building a custom home can be a stressful experience, but Sopris made it fun and easy. We highly recommend the entire Sopris team.

Sopris Homes constructed our forever home in 2015 and we are so glad we chose them to be our builder. Throughout the building process we received top notch service and the owner was very hands-on in explaining various aspects of the building process - materials, solar panels, structural design, etc. The construction workers were experienced as well as the site supervisor, and we appreciated being informed throughout the construction process about what was happening. Since the completion of our home, we have loved it. Other homes in the neighborhood were built by more well-known builders, but have had numerous defects and structural issues. Our home is structurally-sound and any minor issue we have had with the home, Sopris has been more than willing to work with us to resolve the issue. We appreciate how they back the quality of the home they build and their continued responsiveness. They build beautiful homes that are built to last, and with the expansion of our family we have room to grow in our well-constructed home that will be the place of many more happy memories.

My wife and I were checking out Lots for new home construction @TPC Heron Lakes in Colorado. I contacted several builders about available lots that were west facing backyards. John Stevens at Sopris was very helpful in keeping me apprised of lots that suited my needs. He drove out to the site and sent me pictures to us in California. That was the beginning of a great buyer/ builder relationship! We flew out and loved the lot that Sopris had available. Sopris completed or dream home in September of 2019. My wife worked with their design partners and had a great experience in picking the flooring, cabinets, and all other necessities. They finished the home a little before the anticipated closing and we have been thrilled with their workmanship. I was one of the very early Sopris customers. I will never forget how John Stevens listened to all of my hopes and desires for my dream home which I didn’t think existed. The plan was perfect and built on time with quality craftsmanship. The attention to detail and professionalism shown by John and the entire Sopris team is something not always seen in the home building industry. It has been many years since our first meeting. - Great Quality (You get what you pay for) As mentioned above. If you have the chance to tour a production spec home don't get dazzled by the Thor appliances or the perfectly matched furniture and decor. Those things can always be upgraded. Definitely look at how the building is put together. Having seen all phases of construction I can say that if something was not done right by a subcontractor John's team corrected it almost always before we noticed. - Very responsive. With any new construction project there are always issues. Any concerns we had were instantly addressed. - Fair! This adjective cannot be overlooked. Not all aspects of the of the build can be thought of and written down before the shovels hit dirt. This creates issues of what was originally asked for and how much it will cost to change it. I felt the Sopris team very fair when it came to these issues. Overall, We felt The Sopris Team did a great job and I'm sure we will make many memories in our Sopris Home! Thanks Team Sopris!

Building a dream home? Sopris is the builder to choose. My husband and I just moved in to our custom home built by Sopris. The entire team of professional staff members were outstanding due to John's leadership and expectations. All of the vendors and contractors were amazing. The on site superintendent was helpful, knowledgeable and easy to work with. The contractors that we worked with were friendly, organized and very tidy. Our home took over 8 months to build and we finished two months earlier than scheduled. The entire process was exciting and incredible to watch unfold into a beautiful home. We could not be more thankful and impressed with our new home.

My husband and I just completed a year long project of building a new home with Sopris Homes. Our experience was extremely positive and we love our new home. We have had the opportunity to build a custom home with Sopris in Longmont. From start to finish all details have been taken care of with the utmost respect and attention to detail. To start the process we worked with John's team to develop a plan. We reviewed our wants and desires in a home and worked with a budget to come up with a plan. We started with a model that Sopris had and turned it into a custom project. Stephen took our ideas and reconstructed an existing plan. His focus on our wants were obvious in the drawings. This is our first home that we have started from scratch, John was with us the entire time to make the project into our dream home. Between John and Tony we had weekly site visits to ensure every question was answered. Along the way Gil became part of the team and was also our go to for any issues. It would be silly to assume that issues don't come up during a home build. John, Tony and Gil were always available to address any items that needed our attention. The finished product was beyond our expectations. You hear horror stories of a home build, with Sopris we had no concerns during the process and the end result is evident to John's commitment to a quality home. John was also able to finish the home prior to the time outlined in our contract. Additionally we just learned that our HER rating is -1!!! This was a very pleasant surprise that has equated to no electrical bill thus far even with the temperature in the 90's for much of the month. I recommend without any reservation Sopris and John's product. My family continues to try to decide what feature of the house we like the best. Our experience with Sopris was horrible from beginning to the end of the project. We built a custom house with Sopris and it was a disaster. We found them to be rude, disorganized and having an issue with "veracity/precision" in many instances. We felt that working with them made a otherwise stressful situation , unbearable. Their attention to detail was really bad in our opinion. The granite work was the worst we have ever seen. There was no consistency because all of our project managers left Sopris while working on our house. r. We thought that John Stevens, the owner was impossible to work with. He would agree to things only to change his mind in later weeks saying that he never agreed to these items. Dealing with Sopris was the worst experience of our lives.

What a truly remarkable experience it has been building a custom home with the Sopris team. When my wife and I started this adventure there were only two of us. Midway through the build we became three. And it changed our outlook on this project. It’s not just a house. It’s a home for our new and growing family, filled with many memories for years to come. We came to John with some ideas of what our dream house could be. And I can say, now that we’ve been living in it for about a month, it came out better than we ever hoped. The entire Sopris staff was professional, friendly, considerate, patient and honest. The level of detail and craftsmanship is exceptional throughout the home. And I can’t even imagine all the parts and pieces that had to come together to make it happen. (They tried so hard to get us in before our baby daughter’s first Christmas and they somehow pulled it off). We wake up every morning in awe we have the opportunity to live in a home like this.
