Joe and his team from JPM provided us with both the design and services related to our backyard update. Start to finish, we were exceptionally happy with the process and the results. First and foremost, Joe provides a questionnaire to get to know the various plants and design styles you like best. After a couple of weeks, he meets with you personally to review his proposed design and associated costs. After enduring some other home upgrades with significant overruns, we appreciated Joe's ability to stick to budget. That didn't mean compromising on the quality of the design or the actual work. Rather, it meant that Joe meets with you and ensures that YOU understand what each item costs. After a slight delay in timing on our end, JPM started and finished the work in a very timely fashion. His team is fully dedicated to each project, which enables them to really concentrate and minimize dragging out the project. When I wanted to redesign the front yard this year (2023), I called Joe first. He designed my wonderful back yard back in 2019. That yard was our haven during the pandemic and we still enjoy spending time out there. Both times he listened to my thoughts and feedback and incorporated them into the design along with his own expertise. His team is very professional and the work is very high quality. I could tell they were all invested in making it look great. I love the new look and have received many compliments already from neighbors and family.

We first met Joe at a Home and Garden show almost 10 years ago. From start to finish a great experience in transforming our old ugly front yard into a "Filoli" showcase -- not a yard. At the start, we met Joe to design this fantastic project. He listen to what we wanted, what flowers and shurbs we like. Then noted what we like and he drew a landscaping design that was great. His crew was great. They were professional in all respects -- arrived on time, performed assigned tasks and they cleaned up when they left for the day. Javier (the lead of the crew) was great. He explained what was going to happen that day and did we have any concerns for the day. He was open to any questions and suggestions that we had. Joe was on the job supervising the transformation and was able to make "mid-course" corrections (made by me) with ease. In the end, the front of our house is the envy of the block. Joe completed a lawn replacement job for me and I couldn't be happier. His crew is very professional, clean, and easy to communicate with. This year, 2021, we decided it was time to give our backyard an “uplift” & transformation. Since we were so pleased with our front yard landscape implemented by JPM Landscape in 2018, the first & only person that came to mind for our backyard project was Joe Andolina of JPM Landscape. Joe Andolina provided us with a vision, suggested wonderful design ideas & tailored the components of our wishes into our dream backyard. He has such creativity, that each project is unique, beautifully & seamlessly integrated with a myriad of textures to yield an amazing landscape. His design included: tranquil waterfall feature, paved conversation & dining areas, meandering flagstone path, T-arbor, peaceful river rock area, special touches i.e. trellis, slate porch, colorful plants & trees, lighting & drip irrigation throughout. Joe was available each day, providing us opportunity to discuss the progress. We found Joe & his crew to be very receptive to our needs & requests. His crew, lead by Erasmo, worked tirelessly to complete our backyard. They had such incredible teamwork; everyone knew what their task was each day & implemented it without any hesitation. Joe designed a complete overhaul of my backyard taking into account my requirements and budget, but adding his design experience. He met my project budget, yet didn't sacrifice my top priorities. I was MOST impressed with Joe's project management. He quoted the start of the project and the duration of the project precisely. His coordination of vendors/subcontractors was superb. The first day the backyard was torn up, and debris was placed on the road. The next morning the debris was hauled away, and yard materials showed up in the afternoon. Then Joe's crew moved the materials to the backyard and immediately following were the next set of materials. Joe also installed a paver driveway with the same pavers I chose for the back yard. Take a look at all of the photos of Joe's projects. If you like the materials, design elements, and style of those projects, I highly recommend you hire JPM.

I should have written this a year ago but better late than never! Joe if JPM Landscaping redid our front yard. In addition, they installed pavers in our driveway, added lighting in front and back, and redid our backyard sprinklers. They were great to Work with! He and his crew were very professional. Joe was on the job every day. He gave us great ideas and options, and really listened to what we wanted. They completed the job on time and cleaned up every day! I highly recommend them. Thanks to Joe and his crew for building our dream backyard! Joe was able to incorporate our ideas into the new backyard design. His ideas for creating landscape texturing; separating gravel walkways from pavers, porcelain tiles and ground cover using loose rocks was excellent. His use of paver walls provided elevation changes to give the backyard character. Joe's use of accent lights to highlight our bonsai plants and rock areas after dark creates a calming mood. Joe was flexible in keeping our existing plants and bonsai as well as substituting new plants we wanted in the new design. Joe’s crew of 6-7 people worked very quickly and tirelessly. They kept us informed on daily activities and coordinated with us on any deviations to the design. We have received numerous complements from all who have seen our backyard and we highly recommend Joe and his crew for any of your landscaping plans. JPM installed a new paver driveway, walkways and front courtyard area, plus replaced the lawn. The job included widening the driveway, relocating and upgrading the sprinkler system, enhancing the street tree area and covering a large doorstep with tile. The crew showed up bright and early every day. Joe had creative yet practical suggestions for improving the look and functionality of my front yard, and the resulting curb appeal is fantastic. The crew chief was really on the ball; he was able to answer all of my questions and concerns, actually doing more than I had thought of. Joe was here for part of each day making sure that things were done to his standard and that I was happy with the results.

It was great working with Joe’s team. They completely redid our whole entire backyard in less time than they promised. I was originally quoted 6 weeks by another company and double the price. Joe promised 2.5 weeks and a very reasonable price. The team did it all (including the demo) in about 8 workdays; and most of it under a pretty heavy rain.

Joe did a great design for our backyard. He listened carefully to my needs and adjusted the design to meet my budget need. He has an amazing crew that ever single person on that crew is knowledgeable and skilled. They have ~5-7 people working on the project every day so finished it very quick. They also keep the place very tidy after the left each day. I am very happy with the result.

My backyard was the concrete jungle and I hated it for years. Now I have a beautiful front and backyard. I feel like I have added square footage to the house and I am using areas that I never used before. The whole project, both front and back yard, took 4 weeks. The workers were always on time and there was never a day off or no-shows, and they always tidied up before going home. I am very happy with Joe and JPM Landscaping.

Thanks to Joe Andolina and his crew we now have the nicest landscaping in the neighborhood. At least according to many of our neighbors. Joe's design was excellant and incorporated our ideas and better ones that he suggested. His two foremen and crew were outstanding. Always on time or early, worked HARD all day and always cleaned up at the end of each day. Their skills are superb, especially in the hardscape and paving. These guys are professional, knowledgable, skilled and have a great work ethic. Our job included demo of existing front and back yards and driveways, changing some grades and all new paving and landscaping. They completed the complete job in three weeks. Very impressive. Bottom line. We are extremely pleased with the end product and the process to got there was very smooth.

We had a good experience with Joe. He did an excellent job listening to what we wanted and I was really impressed with how he came up with a design that fit our needs exactly. His crew and foremen were amazing as well. They came everyday at the same time, were extremely polite, and worked hard. The front yard landscape done by JPM Landscape has exceeded our expectations! It is absolutely beautiful & we are extremely pleased with every aspect. We contemplated turning our front yard to a “low water garden”, but didn’t want anything too arrid. We searched many websites, including Houzz. We were excited to see all the components we had wanted, on display on JPM Landscape website. I interviewed a few contractors for the job of redoing my front yard. Joe was the only one who picked up on details of both the yard and the house. After a few minutes of conversation he was very attuned to my goals and my preferences. His crew was prompt and professional. (You could set your watch by their start of work each morning.) The project finished a couple of days early and I am very pleased with results. I plan to have JPM do the back yard in 2018.

Excellent job on our front yard! They coordinated concrete, fence, front porch, plants, etc. in a seamless fashion. Very happy with Javier. He, and his team, made things happen. Did not see Joe much. But, he was super responsive via emails. He changed anything that we requested, without complaints. I would highly recommend this company. We hope to use them for the backyard, too :).

We are thrilled with JPM. We were looking for a drought tolerant landscape to replace a fairly large area of grass that we let die back--not a pretty site. Joe listened to our ideas and drew up a well thought out plan. It was quite a bit over our budget at first, so Joe worked back and forth with us to get the cost in our price range. The yard is a stunning transformation and includes an array of colorful plants and trees, interesting dry creek bed and a mix of mulch and California Gold stone. The additional outdoor lights that illuminate the path and trees were a nice touch and glad Joe talked us into it. His crew was always on time, incredibly polite and hard working. Joe came through on his 1 year plant guarantee to replace a tree that broke in one of the powerful early spring windstorms. Unfortunately, the unusually hot summer has taken a toll on several more plants that I will be following up with Joe to replace. We were hoping to start the project in early fall of 2016 but Joe was booked out until winter. If you can be patient with Joe's busy schedule--it's worth the wait!

Joe and his team were wonderful. We initially hired Joe because he was able to do the design and construction which we really liked. It was nice to not have to interview and hire two sets of vendors. He listened to how we use the space and created a design that was perfect for our lifestyle. His team were here at 7:30 every day and worked hard to finish on time and with little disruption. Overall, we couldn't be happier with the end result and would highly recommend Joe and the JPM team.

We hired Joe to help design and landscape both our front yard and back yard. After agreeing on a design, the team (same 4 guys every weekday from 7:30-4pm) cleared both yards. There were a lot of overgrown weeds and uneven ground, along with an old sprinkler system. They had it flattened and ready for the new design in no time. After 3 weeks of work, we have a beautiful landscape! I can't say enough about Joe and his team. Joe was great to work with and very understanding of our requests and needs. He also helped "fill in the gaps" in certain places too. His team was very courteous and respectful. I really appreciate the easy communication; Joe always responded same day. Truly a class act and will 100% hire them again!

I would and have recommended this company. If you need it, they will design your project and Joe has a great team to install your landscape and hardscape. It's a rare full service business. My project was not large but it had a little bit of everything; I needed some ideas; I needed a fence replaced; I needed a new lawn; I needed some plant suggestions and then have them planted. They fixed my existing cracked fountain and moved another smaller fountain across the yard. They upgraded my landscape lighting. They even poured re-bar enforced concrete, widening a sidewalk along the side of the house. I appreciated that they finished each job beautifully. They know what they're doing and Joe is creative. You won't need to call anyone else - honest!

We hired Joe Andolina of JPM Landscape to design and install a complete new front yard and back yard (including both side yards). Joe did an outstanding job with the design, so good that we made very few modifications. Joe's team started on time, Jan. 4th, 2016 and finished the entire project Apr. 18th, 2016. It took a few weeks longer than originally quoted, but there were about 10 days of rain and lots of paver cutting done. We did go a little over budget due because Joe presented us the option of installing larger trees, which we are so glad we did. Joe gave us everything we asked for: raised veggie garden, trellis, pergola, fountain, fire pit area and outdoor shower...all in the backyard. The front yard has a dry riverbed and lots of drought tolerant plants and large rocks and sandstone pavers. His team was courteous and prompt and worked hard in the rain and heat and left the site clean and tidy each day. I called Joe back a few times to fix a trellis and a portion of a fence that warped due to rain, and he replaced two plants that died, probably due to grubs...not sure why they died, but he did replace them. Joe was very responsive to emails. My only recommendation to Joe is that he come back after a year to see how everything has matured. There are a few plants that I switched out due to poor performance or personal preference. I would also encourage Joe to update his design with the slight modifications we wanted (rather than just tell his lead guy), as one of the changes did not get incorporated and when I look at it everyday, it bothers me. It's where the cars park in front of the house at the street, the passengers exit the cars and have to step in the shrubs because the layout wasn't quite designed/planned with this in mind. Overall, the quality of products used and the quality of the work done was outstanding. We are very happy with the result and would highly recommend JPM Landscape.

Joe worked really hard up front coming up with a design that was within our budget, and he stuck to working the budget even when design changes were made. So, we did not blow past our budget. This was pretty outstanding since we were doing front, back and one side yard. His team was prompt, courteous, hard working, very open to questions and resolving issues. During the entire 8+ week project, we never once felt unhappy or uncomfortable having them working there. They were a true pleasure to have around. Whenever questions arose, Joe was always sure to resolve them if his foreman could not. During the design and during the project work, Joe was always receptive to questions and the small changes that would arise. But, he was also really good about pushing back when he felt things would work out better a different way. And, at the end, we have a wonderful new yard that we fully enjoy.

When we met Joe our backyard was a blank canvas. He was able to use his creativity and experience to create a beautiful and functional space for our family. The JPM Landscape team stayed on schedule, were very professional, friendly and cleaned up at the end of each day. We plan to use JPM Landscape again in the near future to do our front yard. Joe met with us and really paid attention to what we wanted for our front yard. He added his input and then left to designed our front yard for us. When he brought over the plans we were stunned. We live in a suburban northern California city and had not done much except maintain our 48-year-old "DIO" (Did It Ourselves) front and back yard landscaping (lot size of 6,000 sq ft.). Joe carefully listened to our needs and preferences, made some very valuable suggestions, presented a very detailed and attractive plan for each area, made the few adjustments we requested, and we contracted with him in February. His 3-man crew began work in March and were totally finished with both areas in 5 weeks. The crew was hard-working, cooperative and professional (on time each morning, no leaning on shovels and shooting the breeze, super attitudes, very careful of the few plants and other yard items we wanted saved and included in the new design, answering our questions as the job progressed); and Joe kept us informed about debris removal, cement pouring, changes in a few of the plantings, adding a couple of features during the project, etc. All-in-all the project was as efficient and BEAUTIFUL as we could have hoped. A painless experience with a great outcome--and now we're really enjoying our new outdoor environment.

We worked with JPM Landscape on a plan and landscaping project for our backyard. We were looking to use the space better for our family with more hardscaping, drought tolerant plants and some artificial turf. We were really happy with the plans - Joe was easy to work with in discussing what we wanted and his vision for our backyard was very much in line with what we were trying to accomplish for our family. Joe was able to design a much more interesting and functional space than we could have ever envisioned with nice curves, paths, and great solutions for disguising eyesores like our air conditioning unit. Once the project started, we were very impressed with the crew that showed up every day and worked all day. The planning was great - once our project kicked off, we were definitely the priority. This made the project stay on the timeline. We were also very impressed with how clean the crew left our yard everyday - cleaning up and storing tools before they left. And they were all very professional, easy to work with and the quality of the work was top-notch! Now we just need to budget to use JPM Landscape to redesign our front yard!

Due to the drought, we are looking into redoing our fronted yard to be water-resistant. My wife found JPM Landscape on houzz.com, and its photos caught her eyes. During our first meeting with Joe, we found that Joe has many bright ideas on the landscaping design. After couple weeks, he presented us his design for our front yard. We were impressed and agreed to let Joe implement it. Without being able to imagine how the end result will look like, we completely relied on Joe and his team without questioning or changing any of his design. And the end result is stunning. His team are so professional, diligent, and thorough. We are confident to say that our front yard is the best front yard within blocks of our neighborhood. I can't wait to have Joe's team come back to do my whole drive way.

From the design to the execution of the work, Jpm Landscape transformed the entry atrium of our home into a work of art. We left everything up to Joe Andolina and were totally satisfied with the result. His friendly and caring attitude made it a pleasure to work with him. We hired Joe (JPM) to design a new front and backyard landscape which included driveway pavement. We asked for drought tolerance plants, tree for shade, low maintenance, and some kind of dry-rock creek. Joe was very patient during our many meetings and his design captured what we asked for. Joe filled in the details which we didn't know of or think of, for examples, widened the front door and back patio door staircases, widened the driveway, recommended where the accent and walkway lights should be. A good design needs a good work crew to make it happen and we got a good one. Michael led the crew which included his brother and a few others. He translated Joe's design into reality. He was very patient explaining what happened and would be happened every time we asked. We felt comfortable discussing daily activities and overall progress with Michael and the crew. The work site was kept clean daily. When curbside was used for staging the materials, traffic corns were placed for safety. These are important to us as we don't want the work site becomes a hazard or eye-sore to our neighbors. The whole project took about two months to complete since our landscape and driveway was completely redone. The aftereffect is wonderful. Many of our neighbors admired the front yard as they walked by after sunset. We are enjoying the wonderful coloring of backyard whenever we relaxed under pergola. We’re happy with the result and would recommend Joe and his team for any landscape work.

JPM gave us the front yard of our dreams. We had a complete blank slate and Joe spent some time with us to learn what we wanted and just as importantly, what we didn't want. Our design included a mix of hardscape and softscape. He made some recommendations for materials and gave us some addresses of other projects that his team worked on so that we could see a finished project. Joe was great to work with throughout the design and build process. His team was professional, punctual and flexible. Joe worked with us to make sure that the design gave us everything that we wanted. He picked a mix of plants that blended well with each other and with the style of our home. The project was finished on time and there were no surprises after the estimate was given. Joe stands by his work and continues to work with us even a year later as a couple plants did not make it. We did an extensive remodel to our home a few years before we did the yard. When our builder recently visited he was blown away by how well the yard perfectly fit the house. We have highly recommended JPM to anyone looking to improve their yard.

We hire JPM to tear out our front lawn and put in a water saving "rock river" landscape. It came out absolutely beautiful and was very quickly and professionally designed and installed. Due to our application for a water company rebate, there were many delays for inspection and approval and many requirements for plant types. Joe patiently worked with the water company schedule and the requirements and passed all approvals. In the end we received $2 per sqft rebate from the water company, totalling $1800. Total project cost was about $15K. Only holding back on 5 stars because of an impatient email regarding final payment, since we were never late with any payment. Still I highly recommend JPM!

We had a relatively large project planned. We sought a number of estimates for removal of an asphalt driveway and paver replacement, outside covered veranda tiling, old tree and plant removal and re-landscaping. Joe gave us a comprehensive estimate and timetable which seemed reasonable and very competitive. As the project progressed, he strictly stuck to his costs and timeline. His workmen were consistently timely, courteous, hard working and unobtrusive - and they were very talented. The result of the project is beautiful and is actually well beyond our expectations. Joe has a great talent for design, color choice, and plant choice and placement. We recommend Jpm Lanscape without hesitation.

We are extremely happy with the design and installation of our front and back yard landscape. Joe and his crew are wonderful bunch of passionate professionals, who would ensure every part of their work is a master piece. Although we had to wait for 4 months from the time the design is done to the time Joe was able to start the installation work, that wait time was worth it. JPM landscaping designed and installed my front and backyard. We were looking for a low water and low maintenance garden with California native plants and a nice usable backyard. We were very impressed with by the design and installation as well as the process. The project started and ended on time and on budget. The work took a little over 4 weeks. We had 3 folks here everyday and the owner/designer showed up everyday for at least an hour to make sure things were going to plan, making on the fly decisions/suggests as the install progressed, and talking with us about any issues that came up. The crew was very motivated and everything the did they did right. I've attached a few photos but things look so much better than what the photo capture.

We wanted to make some changes to Joe's original design - Joe listened to our suggestions and the second design was what we wanted. The project was a total re-landscape of our front yard, including the replacement of our driveway and front entry. Our front yard is large courner lot with a 2-3 foot grade. The project included a retaining wall to level the yard and a awesome dry creek bed. We found, Joe Andolina, our landscape designer, incorporated all the items that we requested and more. He is creative and would allways listen our suggestions and concerns. He is willing to make any change you would request or explain why it shouldn't be done. He has a great crew, who are very experienced and hardworkers that kept the project on schedule. We are very happy with the end results and recieved nothing but high fives and great job from all our neighbors.

We hired Joe and JPM Landscape to create a plan for the entire yard and then install "phase one". The first phase transformed our dull, dry front yard into an amazing space that we enjoy every day. Joe created a beautiful 'lavender garden' where we can relax and enjoy the flowers and birds. We are VERY pleased! Joe, Mike and the crew were hard-working, finishing on time and on budget. They were flexible in adjusting to shifts in the design - recycling/repurposing hardscape elements, changing plants, etc. We also appreciated that they tidied up each evening so it didn't feel like a war zone ! I had my back yard landscaped by Joe. The job included taking out an existing lawn and some shrubbery and replaced it with a new lawn with sprinklers and a raised terrace around a portion of the perimeter of the yard. The terrace included a lot of plants of varying size and color and a drip system. Also he made a French Drain for the run off from the roof due to flooding that I would get when there were heavy rains. I was quite impressed with Joes' crew. They work very hard and are very knowledgeable about the work they are doing. Once Joe told them what needed to be done, they performed the work with little direction from Joe. Joe would come by nearly every day to check on the progress of the work and modify the plans if required. Although it was a bit expensive, this job was performed correctly and thoroughly. I am very happy with the results, particularly the terrace and short wall which contains it. I have a real backyard now.

We hired JPM Landscaping on the high recommendation of a neighbor and inspection of completed work there ... beautiful! They did our front yard in January 2013 .. replaced driveway with pavers for enlarged driveway, walkways and front porch. They put in a new lawn area, sprinkler systems, and plantings. We were so pleased with that result, we hired him to do our back yard this Feburary. That project included removal of cement walkways around a filled-in swimming pool, putting in a patio, back porch, walkways and raised planting beds for vegetable and flowers. The owner, Joe, did measurements and presented a proposed design and a bid. The JPM team of four men completed all work excellently, artistically, quickly and within budget. They did not use sub-contractors, did leave the area cleaned up every day. It was a pleasure to watch the team work ... especially the expert cutting of the pavers to make soft curves. This is the second project JPM Landscape has done for me. My driveway was terrible, lifting concrete and separation. Joe was able to provide beautiful pavers for the driveway and made suggestions on what to use and where to go see the product in place. The crew was always on time, clean and very respectful of my property. The pavers colors and style were just what the front of the house needed to look complete. We hired JPMLandscape to remodel our back yard. The project included a design blueprint, the demotion of existing landscape, and the new construction of hardscape and landscape. Our backyard is about 100'x140' with some slopes. The new landscape have paver, two pergolas, over 200 plants, and a water fall as the center piece. The construction phase was about 10 weeks. To say the very least, we are very happy with the project. As the project began, we were happily surprised with the cleanliness of his crew and his works. All the tools were neatly put away at the end of the day, debris were promptly removed from the site, and the drive way and front yard were mostly clear away each day. The workmanship were also of high quality. We watched them laying down each border tile, cut each one of the border tile, one by one for a perfect fit. The workflow was well planned so there was little interruption during the construction. The crew were also very professional and knowledgeable in their works. They were also very friendly and often greeted us with a smiles. They were not hesitated to change their works to accommodate our requests. Joe himself visited the work site often enough to check on the progress and to talk to us about the next phase or to get inputs from us on changes. And we made many changes as the project started. The end result was a stunning backyard to our likings. And we now look forward to have them comeback in early spring to start our front yard remodeling. A note of caution. Joe is not inexpensive! But for the quality and services that we received, we think it was well worth the extra.

We used JPM Landscape to tackle our backyard after the removal of our in-ground swimming pool in 2012. It was a daunting project - every tree, shrub and bush and yards of concrete vanished. We were and continue to be absolutely thrilled with the results from Joe and his team. Our family, friends and neighbors are just awestruck when they see the backyard. Our house now flows seamlessly from interior to exterior. Joe listens really well - we are not gardeners and we required minimal interaction with the soil! The pricing was spot on! We will use them again in Spring, 2014 to tackle our front yard landscaping.

We've had 2 projects done by JPM and are very happy with the results. Joe did an excellent design for our yard remodel.....really listened to what we thought and spent a great deal of time looking at the property at all times of the day to come up with the best plan. He recommended that we do a terrace in the front yard, behind a fence for privacy, and we were a bit dubious at first. Now it's our favorite place to hang out! It's been almost 9 years now and the yard still looks great. The workers were skilled, very polite, and cleaned up daily, so that we never felt that we were living in a big mess. The job was done on time and in budget. We recently had a second small job done by JPM and are very happy.

We contracted with JPM Landscape for a complete back yard renovation. The work included both hardscape and softscape areas. We had an old landscape plan that Joe was able to tweak and add some vision and improvements to. The scope of work included removing our old concrete patio and pouring a new colored and stamped concrete pad. Along with the hardscaping, new irrigation, plants and sod was installed. Our existing drainage was very poor, Joe's crew nailed the slope of the new concrete to provide proper drainage. During our initial discussions, I explained to Joe the need for the installation crew to be properly supervised. I did no want any surprises or deviations from our plan. Joe was on site daily to review the work and discuss schedule/progress issues. His crew was excellent. They were polite, respectful and cleaned up at the end of every day. I can't say enough about how great an experience it was working with this contractor.

Joe and his crew landscaped our front yard including driveway and walkway pavers, a dry stream bed. irrigation, lighting, and plantings. We were extremely pleased with both the process and the outcome. His workers were very competent, respectful, and committed. They worked quickly but accurately, cleaned up every night, and kept us informed Joe came by every day during the three week process to keep us informed, to discuss any questions, to make sure everything was going well, and to make sure we were happy. The project came in earlier than expected and in line with our estimate. We are absolutely delighted with the results (as are all our neighbors). I cannot recommend him too highly!

Our project was quite large so we decided to break the project up over 3 summers. This was by our own choosing. The team that Joe sent to do the work was very professional and knowledgeable. They showed up every day on time ready to go and did not leave until the project was completed.
