Since January 2025 we have advised 109 fire-affected families and currently have 13 rebuilds underway. Fire rebuilds run on different rules depending on which side of a line you're on. Altadena is unincorporated Los Angeles County, so permits go through the EPIC-LA portal and the One-Stop Permit Center — not the City of Pasadena, which is the thing homeowners most often get wrong. Pasadena is its own city with its own building department. Pacific Palisades is City of Los Angeles: LADBS plan check, Executive Order 1 fast-track, and Coastal Commission review inside the coastal zone. We have active projects in all three. Design and construction sit under one contract. Permits, insurance coordination, architecture, structural engineering, construction — one team, one drawing set, one number to call. No handoff between an architect who has finished and a builder who has just started. Most of what goes wrong on a build is a communication problem, not a construction problem. Clients get a group chat with the whole team in it, weekly check-ins, and a schedule and budget they can see in real time. When something does go wrong — and on a build something always goes wrong — you hear it from us first.
