The 1,750-square foot Manhattan Beach bungalow is home to two humans and three dogs. Originally built in 1929, the bungalow had undergone various renovations that convoluted its original Moorish style. We gutted the home and completely updated both the interior and exterior. We opened the floor plan, rebuilt the ceiling with reclaimed hand-hewn oak beams and created hand-troweled plaster walls that mimicked the construction and look of the original walls. We also rebuilt the living room fireplace by hand, brick-by-brick, and replaced the generic roof tiles with antique handmade clay tiles. We returned much of this 3-bed, 2-bath home to a more authentic aesthetic, while adding modern touches of luxury, like radiant-heated floors, bi-fold doors that open from the kitchen/dining area to a large deck, and a custom steam shower, with Moroccan-inspired tile and an antique mirror. The end result is evocative luxury in a compact space.

This laundry room is fully functional with it's fold-down hanging drying rack and pull out laundry cabinets. The cabinets are custom-made in alder with louvered doors by a local wood worker. The sliding barn door is made entirely from reclaimed wood in a patchwork pattern by local artist, Rob Payne. Side-by-side washer and dryer sit underneath a linen Caesarstone quartz countertop. Updating a recently built town home in culver city for a wonderful family was a very enjoyable project for us. The townhouse bathroom had a basic look and was lacking in both storage and looks. the main part of this project was the custom design and building of the vanity unit and the extra storage with bi-fold doors so not to take up too much space. the floors were done with porcelain tile that mimics the rich look of Calcutta marble. the large format tile gives a sensation of space and minimalize the amount of grout lines on the floor. The shower unit received a much-needed high end plumbing fixture and the shower head was raised to a normal height. the walls were tiled with the same floor tile in a staggered pattern. the bench wall is the center focal point and is boasting a chiseled texture dark gray tile that is been complimented by the slate shower pan tile work. notice the bench top and the step into the shower, it is done with a single piece of quartz stone for a clean and grout-less look.

The new pantry is located where the old pantry was housed. The exisitng pantry contained standard wire shelves and bi-fold doors on a basic 18" deep closet. The homeowner wanted a place for deocorative storage, so without changing the footprint, we were able to create a more functional, more accessible and definitely more beautiful pantry! Our clients wanted the ultimate modern farmhouse custom dream home. They found property in the Santa Rosa Valley with an existing house on 3 ½ acres. They could envision a new home with a pool, a barn, and a place to raise horses. JRP and the clients went all in, sparing no expense. Thus, the old house was demolished and the couple’s dream home began to come to fruition. The result is a simple, contemporary layout with ample light thanks to the open floor plan. When it comes to a modern farmhouse aesthetic, it’s all about neutral hues, wood accents, and furniture with clean lines. Every room is thoughtfully crafted with its own personality. Yet still reflects a bit of that farmhouse charm. Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door. The master bathroom is relaxation at its finest.
