Affordable. Stylish. Contextual. Efficient. “Link” is a new construction, spec house built on the last empty lot of an historic neighborhood in Uptown Phoenix. The design had to receive approval from the City of Phoenix Historic Preservation for being “of it’s time” but also similar in size, scale, form, and massing to the original houses of the neighborhood. This infill spec house less than 1000 feet from the light rail was built for an impressive $138 a square foot, using typical builder materials in new and innovative ways in an attempt to break the mold from the typical “Tuscan” builder homes that are typical of suburban sprawl. The main living area has 24 foot wide by 10 foot tall glass walls that pocket to completely open the living area to the neighborhood, acting as a modern day front porch, as well as the rear patio and back yard. The living area also features LED strip lighting in the place of traditional can or track lighting. The house only has windows facing north and south, to control the heat gain and uses large opening to keep the house cool in the hot summer while allowing daylight in to heat the concrete slab floor in the winter to avoid using heating.
