Thanks for your question - The middle dormer holds a small bathroom. The staircase is to the back of the house.

Thanks for your question, Sue! These were actually custom made by our contractor with custom track and door panels. Unfortunately, they're not something you can purchase off-the-shelf. Contact your local general contractor or door expert for information on your project.

Amazing! What great outdoor spaces and thanks for including the floorplan - it's so helpful to get the context.

The family sitting room is way too busy, in my opinion. I'm not a designer, but I've heard many pros on here talk about editing and eye flow. I could handle every room except that one. My eyes couldn't look at any one thing in that room.

I don't care for even one of these rooms. If they were designed to "share the latest ideas and inspiration in design" then consider me uninspired.

Your local glass supplier should have fog-resistant plate mirror product that can be cut down to tile size, as these were. Your tile installer should be able to tell you whether or not they will hold up in a wet environment. Personally, I wouldn't use mirror in a high-moisture and direct water area as the mirror will hold water spots and need to be cleaned very frequently.

We try our best but are a full-time architecture firm and get to what we can. Sometimes we don't know the answers and sometimes we don't give information out of respect for the homeowners. We post images for design inspiration and style, not as a how-to manual.

The backsplash looks like a back-painted glass. You can find similar products from specialty glass companies such as Pulp Studio.

Thanks for your question, Peggy! Because this was a custom home and we could start from scratch, the u-channels are recessed below the quartz surface and sealed with a clear silicone sealer. The end result is so clean! Check with your glass installer to recreate this detail on your own project. Thanks!

Yes, wherever the glass touches the ceiling, wall, and bench, there is a hidden u-channel securing it. As an example on the bench: Assuming your u-channel and Caesarstone will sit on the same substrate, the channel should be no deeper than your Caesarstone. It should be at least 1/8" less so you can fill/hide the top with a sealer. Then the width of your u-channel will be determined by the thickness of your glass. It's a very precise detail!

It will need to be a dance between the tile and glass installers. They may have to come back one or two times more than a normal 1-2-3 installation.

Hi Kimberly, thanks for your question. This unit was made by a custom millwork company. They work on all types of cabinets from kitchens to custom closets to built-in offices. We hope this helps!

Unfortunately Forum Phi only provided architectural services on this project. We searched for quite some time but could not find a matching fixture. Sorry we can't help on this one!
