Hi quebekoise - there are several styles of guides that can be used on the bottom of doors like these. Our hardware that is similar to this comes in a kit that has two different styles of guides on the bottom (pictured below).

There are many reasons for these guides. One is as Prime 1 Builders said - to keep the door from banging against the wall. However, it also prevents the door from swinging away from the wall which would defeat the privacy purpose of the door.

How's the functionality of this type of sliding door. I mean for bathroom, does the steam, smell, etc comes out fairly easily from the gaps? Ha.

Due to the nature of this type of door, it will not seal the same way that a standard swinging door does without extra effort. That being said, most swing doors have at least a gap in the bottom as well.

As for steam, smell etc, more often than not there will be a minimal difference when installed and used properly. Where you might notice a difference is if a considerably long time is spent with the door closed.

We agree with Post Frame Accessories. We have been at this home since the renovation on a few occasions and it doesn't seem to be a problem at this home.
