Just look at a typical office building that's mostly glass and you'll find the sunny side almost always has all of the blinds completely drawn. It's very difficult to overcome heat gain by mechanical means. Geothermal will lower energy costs but still may not be able to overcome heat gain from extensive unshielded glass.

I guess it's mostly glass for view reasons and, if so, we have your problems here in Annapolis with people wanting expansive water views on south facing facades. One house was completed down the street from me last year (I'm not the architect) which the owner upgraded extensively the HVAC systems and the house always has all the shades drawn. When it was under construction but closed in it routinely got over 100* inside on 75* days.

I find it ironic that people who put in a lot of glass for view purposes then end up having no view just so they can live comfortably.
