Todd, great work by the way. I have a question about the balconies. It is hard to tell from the pictures, but is there guttering under the balustrade and railing? How do the balconies drain after a rain?

Also, in the area where this house was built, is there not a need to vent the soffiting or is the attic roof foamed?
