Moving - update

I previously posted about three weeks ago about how I was going through a breakup and was trying to buy my own house on an acre. Last Friday we moved the closing up to this coming Friday, February 19. However, there is the small issue that the realtors had the incorrect parcel no, tax amount, year built, and square footage on the listing sheet. I had pointed all but the parcel no. out to the realtor three or four weeks ago when the seller accepted my offer. She did not take any action to investigate what I brought to her attention. The county tax assessor and treasurer provided me year built, parcel no., square footage, and tax amount the same that the title company has used to do their research on the title history, and that the appraiser also used. However, the taxes are double to triple the amount of what the listing sheet provided and with which the banker and I used to estimate for my loan. If the taxes are indeed that much higher, it could raise my monthly escrow by $100 and put me in the 45% expense to income ratio and my loan could be refused. If the loan would not be refused, it would still make things extremely crazy tight in my budget. I'm very confused at how they can be advertising to sell a piece of property and not even have the parcel no, year built, square feet, and taxes at least reasonably close to the actual numbers. I'm not sure if the seller or the realtors are at fault. If I can't buy this house, which is a steal, I will either be homeless or living in a dump.

On the other hand, I am THIS close to breaking the 200 container mark for WSing. I have to go buy some more soil and pipe cleaners this evening. The soon-to-be/in-the-process-of-becoming ex boyfriend is really starting to throw a fit about my dirt and containers taking up room in his garage. Also, I am out of dog-proof areas to put my containers outside. Any ideas?

I would get another realtor-she sounds lazy or crooked. Don't get anything that would make the budget tight-better a little house and money left over than a big house and no money!

    Bookjunky,
I am so saddened to hear this,I was really hoping for you that things were going as planned.
Will you be able to go to an apartment,or with a friend until something comes along,I know you must hate this idea.
I would try a different realtor, who did you go with, Re-Max is suppose to be very good around here.

I wish your ex, could be a little kinder, after all, it;s not like you are not trying.Sure wish there was someting we could all do,all we can do is send positive thoughts your way.
Please try a different realtor, soon!Something is not right.

In Kansas & Missouri it is the listing agents responsible to get the information correct, they should have doubled check with court house or else got paid tax receipts from the buyer, & measured the house themselves. In those 2 states the Realtor works for the seller unless you have a signed buyers agreement with them, then they are working for you and not the seller.
    good luck,

This realtor is working for the seller. She's with Remax. I know, I think if I was listing a house, I would double check the basic information with the courthouse. I THINK its going to work out where the taxes will be in the area of what we estimated for the loan but its just this extra hassle a few days from the closing to get it straightened out. That's what I was trying to avoid by telling her the taxes (without exemptions) were $2000 and not $750 their listing sheet said. I dont' know a whole lot about buying houses but had been told they'd have to give me money for 2009 taxes to be paid in 2010 and two months of 2010 taxes. I didn't want to show up at closing and them trying to give me $750 instead of $2,000. That was about 3-4 weeks ago and she didn't act upon my information. What I meant that if I couldn't buy this house, I didn't have a lot of options to move to is because although he's giving me several months to find a place, get moved, etc., he won't want me living here very far into the summer. I'm buying this house fo $32,500. As you can imagine there's virtually nothing but a few dumps in that price range. I'd have to go at least $50,000 to get something that's not junk and I don't know if I can get a loan for that much or afford the payments. Two 100 lb dogs and a house cat make it almost impossible to rent. I have family I could stay with --and be able to accomodate the animals-- but I can't drive an hour one way to work every day for ten bucks an hour.

I know how frustrating that can be. When we bought our house a few years back. We signed the papers at the closing and everything. Afterwards when we got home, I was looking over the paperwork and came to realize they totally got the loan/downpayment wrong. I was at the mortgage company's door at 9:00am the next day. They had to fix the paperwork within 30 min. I had to sign, drive to my husbands work for him to sign them. Then we (the lender and I) had to go to the seller's works and get them to sign the new paperwork and get to the title company before 11:00. WOW STRESS!

I will keep you in my thoughts and prayers. I understand what you are going through and I really hope that everything works out okay.

I sure hope everything works out for you!!!

The realtor has asked the seller to give me an additional $1200 to make up for the increase in taxes. They are waiting to hear back from the seller. I'm so stressed I think my eyeballs are going to pop out.

Does the amount of the taxes take into account The Homeowners Exemption? That might be something you could check into. The bad thing though is that I read were you had to occupy the residence on Jan 1 to get the exemption for that year.

Assuming you have found homeowners insurance, did you shop around for it a good bit? I recently had Allstate call me asking if they could give me a quote on homeowners and auto, since I was just insuring my auto with them at the time. They got back with me, and for the same coverage, going with Allstate for both my home and autos my insurance is a lot cheaper....just something you might consider checking into when you get a chance.
When comparing insurance policies, be sure they are all quoting for the same amount of coverage.

If worst comes to worst, you might consider taking on a little part time job to help make ends meet and to build up some emergency reserves, something every homeowner should have.

Good luck. I hope everything comes together for you.

    Sue...also a single homeowner.

Sue- The $2000 tax amount does not include any exemptions, and you are correct, its based upon the occupancy of the house on Jan 1 of that year for the entire tax year and cannot be added mid-year (which I think is crap, by the way). Its also based upon a market value of around $75,000 and the house only appraised for $51,000 and the purchase price is $32,500. I can have my dispute of the market value heard the second week of June but a ruling will not be made until March of 2011. If the dispute would be granted, the change in market value would be retroactive back to the 2010 tax year. However, my loan has to estimate my escrowed taxes at the $2000 figure, which increases my loan over $100 per month. So unless the seller gives that extra $100 per month on the closing costs so that I can make up the difference, I really can't afford the house.

Goodness, do you maybe know anyone who might have some 'connections' at the courthouse that you could try and get things looked at and changed before that?

One year my property taxes skyrocketed and I called and found out that my farmland had been taxed as residential property or something like that. They immediately made the corrections so I was able to pay the new lower amount.

Is shopping for cheaper insurance an option? I'm thinking that what I saved on my homeowners and auto combined was at least $600 a year (or $50 a month) which would help you a lot.

Maybe the sellers or the realtor would have some connections that could help at getting 'things' looked at and taken care of quickly. Next March is just absurd, imho.

I won't be able to get the tax market value reviewed any sooner, or get the homeowner's exemption on any sooner. Its just the process. It is absurd. However, the seller is going go ahead and give me $1200 extra on the closing costs so that should really help a lot. I believe the closing should happen Friday, unless I get there and there is a surprise on some of the paperwork.

I can't really shop for insurance because I work for a particularly insurance company. My homoeowner's is so high because I have really good replacement coverage on everything. I could lower it a $100 a year just by having only ACV on personal property but I want the replacement coverage. I also like having direct access to our underwriters so I always know exactly what my coverages are and the inner workings of my policies.

Is today the day? Wishing you good luck.

Today is possibly the day. Something about the seller needs 48 hours prior to the closing to approve the HUD Settlement Sheet. I still don't know for sure. Otherwise, it will be at 4 pm and I think things are finally sorted out. Not that I can build fences or move a whole lot when we're supposed to get 5-7 inches of snow this weekend. Oh well, I can still WS!

Not sure how some realtors keep their licenses. Seems like the industry would weed out the bad ones.

I have confirmation. The closing will be at 4:00 pm this afternoon. I am leaving work in about 20 minutes to go get a certified check for my portion of closing costs and then to meet the banker early and then the regular closing. Then to do some shopping including stuff for WSing!

    Did the closing go smoothly?

    YAY!

    When can you take possession?

I have possession as of 4:30 pm this afternoon.
The seller still has to sign the settlement statement because of an adjustment they had to make at the last minute but I see no reason why they wouldn't and they already gave me the keys! I celebrated by buying more Miracle Grow and pipe cleaners --which by the way Walmart was out of the 100 packs I have been getting for $2.17. All they had was some kind of craft pack that had 150 plus some fuzzy balls and eye things you glue on stuff for crafts. So I had to pay about $6.00. The last time I bought pipe cleaners I bought the last regular pack and that was like 3 weeks ago and they still haven't restocked *grrrrrr*!

Oh my goodness, I am so happy for you! You must feel like a big burden has been lifted off of you. Congrats, congrats, congrats!!! So, when are you moving in?

I moved some boxes today and vaccuumed and swept the floors. The dirty floors were stressing me out. I have spoken for a stove and washer/dryer and will look at a fridge Monday at our local used appliance store. He prices really reasonable and makes sure they work good and gives you a warranty. We will probably have to move those this week. We might move some big stuff tomorrow. I still have a few loads of smaller stuff I can haul in my SUV. However, can't really move in until the yard is fenced and my smaller dog kennel is moved.

!!!!!CONGRATULATIONS!!!!! You must be ecstatic! I moved in my new place last fall and it was just about the most exciting thing I ever did! Now you'll have a fresh start to garden and decorate your home sweet home! Victoria
