My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

I can't trade it to you, because I don't trade plants to CA (or TX, LA, AZ, or HI) from FL due to Agricultural laws. But it does exist, and you may be able to locate one somewhere.
How warm does it get in your area. I have the variegated xan and like bohai, the heat bothers the white portion. I get many days in the 90s from May - October. If you are cooler in the summer (Northern Cali coast), you may be able to grow it. LMK if interested.
