I understand everything except the very small print on left side behind the wall where it says "13'". What is that rectangle with the other rectangle around it?

Thank you for responding. I am grateful.. The box within the rectangle is a single flue fireplace with the larger rectangle being the hearth. The fireplace wall is 13 ft.. Can you tell I don't know what I am doing?

What's the overall dimension of he bottom wall, including doorway to front door and the short wall beyond?

Thanks for your response. Overall length is 23'. Door opening is 32" and short wall is 2' 6".

Below is how I would arrange your furniture for your family room/study area. I'm showing built-in bookcases and a shelf type desk beyond the bookcases. I forgot to draw in chairs at the desk. The round ottoman near the fireplace is for extra seating at a party, or just for a little fireside viewing. Let me know if you think this would work for you. Click on drawing to enlarge it.

Hi, this is similar to Carolyn's layout except the TV is located in front of the 6 foot wall so you still have view of the fireplace while you are on the sofa.

LIke the reality of Dytecture's arrangement. Carolyn's seemed to isolate the FP from all the other living space.

Thanks folks, I appreciate your input. How much space should we allow for travel from the hall or LR moving between the loveseat and study nook in the sketch above-- 4 ft or more? I ended up temporarily in a wheelchair two years ago due to a broken foot (now healed) and became acutely aware of the need for wide openings..so, just wondering. Carolyn, really like the ottoman idea and the built in shelf to the left of the fp.

Usually 36" should do it. Some wheelchairs these days are only 26" wide and we frequently specify a 36" door for use by those in wheelchairs. But if no one in the family is in a wheelchair, less space is required for traffic between movable furniture pieces. Certainly furniture that is not built-in can be moved when someone is temporarily in a wheelchair as you were. But boy is it tough on a family where the wheelchair bound person cannot fit through a door to use the toilet or take a shower. And it could happen to any one of us tomorrow!

An alternate furniture arrangement for your space would place the TV on the wall where I put the built-in desk and move the desk over toward the backyard windows. Again I would angle the sofa in the middle of the open area.
