Could be a number of factors. Too much water/not enough, lack or iron, etc. Here in Baton Rouge, LA, the Deerfield-Oliver silt loam soils as well as others typically have a lack of iron. Every couple of months I have to add Ironite to all of my gardens. Turns the leaves back to green within a week.

Try adding some Ironite (either granular or foliar) to the plant. I bet the Ironite will clear up the problem. If not, you can always apply it to your lawn and gardens.
