First you have to decide do you want green grass in the winter or brown? Green grass in the winter means Fescue. Brown grass in the winter means zoysia or bermuda (although you can overseed those lawns with annual rye and have green grass in the winter). Fescue is a cool season grass meaning it suffers in the summer and likes cool weather. Zoysia and Bermuda are warm season grasses so they go dormant in the winter. Centipede is another warm season grass.

Any of these grasses can be put in as sod (instant lawn!). If you want to do seed, that is usually fescue.

Creeping grasses like the 3 warm season ones can "repair" themselves and that's why they are sometimes recommended for "active" families. Fescue only grows from seed and requires periodic "overseeding" to keep it lush. Some people do it every fall. Of all the creeping ones, I think bermuda is a pain because it creeps into all your beds and is hard to get rid of. Zoysia doesn't creep as quickly and is easier to keep in bounds (I edge mine once a year with a shovel and that's enough)

We got zoysia sod two years ago and it's been nice; it was installed in early June which is a good time according to my installer because it is better to install it when it is not dormant. I like not having to mow in the late fall/winter/early spring. Wish it wasn't brown, but the benefits outweigh that for me.

I guess fescue would be installed during cool months as it will struggle in the heat.

There was a recent topic int he lawn care forum where listed just about every species of grass you can grow here. You might want to look them up on the UGA site or otherwise. I'm in burford and the variety of bermuda the builder put in here is only green for about 4-5 months a year so I've been in the process of replacing it with more desirable cool season grass that are less maintenance and green year round. (Except the coodest part of winter they loose some color)
Another thing to tthink about is the amount of maintenance. Bermuda needs a lot of fertlizer, monthly applications and I would not want to use that very frequently where kids or pets play. IT needs to be mowed very short and very frequently.
