for a rental, make it easy to replace as needed; I would choose a lineoleum tile of some kind where squares can be individually replaced. At work they did this with the carpet tiles; damage, spills and stains were easy fixes.

I'm all for hardwood or engineered hardwood. I have rentals and this is what I use. It may be a little more up front but the maintenance costs, not to mention maintenance headaches are really quite low! At the end of the day the hardwood will scratch and dent but really this isn't that big of a deal. The renters will view it as a place that is nice and clean, which is the most important thing. Maybe every 15-20yrs you'll have to have it re-finished. Plus I tend to purchase my hardwood at a big box store and can usually find a decent enough deal.
