Are there food sources and habitats? Dead trees, live trees, undergrowth, flowers, water? Are there properties nearby that may use poison to control crops, weeds, rodents?

The property is in a neighborhood, so there are neighbors that could be using pesticides etc (though each lot is 2-7 acres, so we are not close together- I can't see any houses from our lot). Half the lot is wooded, so there are lots of trees, dead and alive, and there are some flowers too. There's no water, though.

Your last observation was the most crucial one of all. Water! Water and food are needed to attract and hold animals on your property. Is your property flat. What kind of woodland trees are on your property, oaks, pines, ??
and underbrush of any kind. berries bearing plants??
If you are interested in having wild animals you should make a rough map of your acreage so you can get an overview of what is there and how you would like to change it in order to attract and to control animal movement onto and throughout your property.
You might also take a walk around the property and look for animal trails to see what is happening already and plot those onto your map.
And you need to add water. Find out what the soil base is to decide on how you can make water a part of the environment. I would suspect that there is some indication of run-off which you can plot on your map.
Finding out what is happening before you do anything is really the necessary step to take in order to work out some kind of environmental portrait for the natural world you may wish to create. Good luck.
