Floorplan Feedback - Crystal Falls?

Hi all! I'm trying to decide on a floor plan and have a couple I like.. I can't find any Google images or feedback anywhere on this floor plan, so it maybe isn't a popular plan? It seems a bit complex, but there are so many features I love in it. We have 25 acres.. lots of woods, 2 kids with a third expected down the road. Want lots of outdoor living and plan to finish a basement so I'll have to get that drawn.

We'd like to go with tan Hardiplank and a bit of cedar/stone accents.. a little more rustic looking I guess? I love everything about the plan as-is, except I'd like to put a bedroom and small loft above the 2 story living room.

Feedback? Has anyone seen this plan built?

    Real quick: We reworked the interior footprint a bit. We stretched center of house 2ft then pushed the breakfast nook window wall out. That gave us enough room to make the area our Hot Spot...sink, range, refrigerator, etc, galley style. The original kitchen area is now what we call the Gathering room, this is where the island will go.... so the center of the house is now open with good flow for entertaining. On another note, this is a very expensive house plan to build architecturally with no real books & crannies. You can get twice as much if you pick a plan w a more simplistic roofline. The incredible thing about this house without a doubt are all of the porches! We can get outside from every room on the first floor.

    If you install the spiral staircase(which was a must for me) you cannot add an extra bed & bath upstairs b/c you cannot get a hallway to properly transition off the staircase. We vaulted our living room, office, master bedroom & master bath. In doing that, there is still enough room upstairs for a storage room to built off the back upstair‘s bedroom. Who has built a bath in the bonus room? Can you post pix?

    We reworked the staircase, so upstairs we have front bedroom, theater above the family room, a jock & jill bath connected to the back bedroom and a workout/craft room at the top of the stairs to the right.

    Coming in from the garage we put a powder room next to bonus room steps. The plan had storage room in this space. This niche will be a small drop zone when finished.

    I wish we could see the actual plans for this home! I’m intrigued by how they rearranged the kitchen but also lost on how and where the pictures are taken.

    Yes, I understand the plans are on the internet and we have those! I am more looking for ideas of how these people rearranged the kitchen area. If a person could see it on the actual paper plan the pictures would make way more sense!

    Littlefeat, your home is gorgeous! What nice touches and selection and finishes and alterations! Your plan is reversed from mine. So most of your kitchen is in your enlarged nook area, with another kitchen wall on the end of your large entertaining room? Where is the kitchen sink?Sounds like a great idea. I like your metal bracket awning supports. I forgot to paint the 4 bolts that attach mine, but I wound up liking the look of them unpainted instead of all black. Im excited for you.

    Has anyone kept the refrigerator in the original spot on the plan and used a large refrigerator/freezer column set? I want to use like the 64” set and still have my door to the pantry 🤔 is the wall big enough or would it compromise the size of the pantry door. Lindsay it looks like you used a larger refrigerator were you able to have the pantry door there?

    We did get a larger refrigerator and yes, it did make the pantry a lot smaller than the plan. We just use other cabinets next to the stove and microwave for some of our pantry items. We also added the walkthrough from the hall into the foyer so that made the pantry smaller too, but absolutely worth it for our family. It's turned out very functional for us.

    We have the side-by-side separate units by Frigidaire. The refrigerator and freezer are separate. I'm not sure the size but I know they still sell it. Hope that helps!

    We are in NC and only have framing starting but you are welcome to come see it. Depends if you want to drive that far but right now flights are SUPER cheap.

    We are in south Charlotte and also are in the framing phase. Framing will be done this week. I would definitely recommend walking through a house. We were and have been surprised at how big this house feels. Ceiling heights are staggering. Also the stairs to the bonus above the garage have to be moved to meet code. Just a heads up.

    I’m building this home & we did not have to move the stairs to the bonus room. We passed inspection with no problems. Why did you have to move those stairs?

    At the top of the stairs the peak of the ceiling wasn’t centered. The right side of the stairs only had about 6’ clearance. So I moved the staircase into the center of the peak. Actually called David Wiggins, the architect, on it and he was surprised I was the first one to point it out to him.

    We didn’t have that problem. We had plenty of room. Maybe your framers did something incorrect?

    I have walked this house with the stairs to the bonus where it was supposed to be and there was plenty of clearance. We personally took them out all together on our plan because we are connecting the bonus to the upstairs but I have seen them left in there

    We are working with a designer later this week to make some modifications to this floor plan. If you built this plan but increased the size of the study, added a closet, and converted the powder bath to a full bath (w/ shower) so that it can be used as bedroom when needed, please post some pictures. We are wondering what issues it will cause to the roof line, etc if we extend the veranda wall of the study to be in line with the bath wall. Also, we are empty nesters so the upstairs will only be used when adult kids come home to visit or we have overnight guests. We'd like to configure the upstairs with 2 bedrooms connected by a jack and jill bath (each bedroom has separate sink area but share toilet and shower). Have any of you done that?

    I recall our builder having to re-work the bonus room staircase as well. We had to pull it back a bit in order to get the pitch right.

    David, we changed the office to a guest bedroom, added a closet (removed one of the 3 windows) and expanded the 1/2 bath to be a full bath with tub/shower. I have an IG page you can check out. @hamrickhomestead but here are a few pics

    Thanks, Danielle. Can you share a the a picture of the section of your floor plan for this guest bedroom/closet/full bath that replaced the study/powder room? Did you move any of the external walls to accomplish this?

    My wife and I drove by last weekend. I believe that house has their pictures shown on the Architectural Plans website.


    We definitely would like to walk through a house under construction. We are located about 40 miles north of Atlanta.

    Any suggestions of homes under construction withing a maximum 2 hour ride?

    Sorry for delays in responding. We've been working like crazy in, our free time, to finish the build. Shew...
    Thank you for all the positive feedback. Means alot.
    We used circle sawn white oak on the floors. We took the 1/2 bath out the study and added built bookcases and a desk in that niche. The powder room was moved next to bonus room steps. We did a Jock & Jill upstairs but only the back bedroom is connected. The front bedroom is across the hall. We put 11ft ceiling in the center downstairs and added a media room directly above it upstairs.

    We just finished our Crystal Falls build. We made quite a few modifications to the interior. We extended the garage to a 4 car, added a full basement and "safe room" under the entire back covered patio. We still have some things to finish, but we sure do love this house so far. Here are a few pictures of our build. I sure love looking at all the photos of your beautiful homes.

    We are moving right along. We were able to connect the bonus room upstairs and made the open area in between like a den for the kids. We vaulted those ceilings as well. I am so excited to see this part come to life
