Subflooring Replacement Cost???

I live in a condo and my subflooring is rotting in the bathroom due to a leaky wax ring in the toilet. The only affected part is around the toilet.

I had a contractor come out today and he said he could replace the wax ring and patch the subflooring around the toilet (my bathroom is very, very small) for $400. Does this seem like a lot of money for such a small area.

I am a single woman and am not real knowledgeable on home repairs. Am I being taken?
