Maintenance For High Eff.

I have a 3 year old, gas fired, 95% efficiency, forced air

furnace. With winter coming on, I wanted to do some

preventative maintenace on it. With all the bearings

being the sealed type, there's nothing to lubricate. There's a tight fitting door, so it's clean inside.

I went outside and checked the input/output pipes, and

they are all clear. So, other than changing the filter,

is there anything else to do? I bought an extra ignitor,

just in case. I checked on getting a spare electronics

board, but they cost almost as much as the entire furnace.

What else can I do? Thank you for your time.

If you have a media filter, by removing the door and the filter, you have a clear view of the blower (most furnaces).

If there has been no air bypassing filter or blower door, the blower wheel should be clean. You might find the slightest coating of dust when you do the finger test. I usually vacuum the blades and the surrounding area when changing the filter.

You need to inspect the burners for crud and to make sure that the crossover channel (name?) is clean (vacuum). Also, the flame sensor should be cleaned (use a 3m scrubbie; no sand paper).

FYI, some manufacturers require periodic servicing to maintain extended warranties.
