help with design

I am having trouble making the most of my kitchen space! I would love to hear some suggestions on a good layout from you all. I would really like to have an island with the sink in it so that I can see out the breakfast room windows. Other than that, I am open to pretty much anything. Thanks in advance!

Do you have the dimensions for each wall & section of wall as well as the size of each doorway/opening in the walls?

What appliances are you hoping for? What I see on your current layout is a sink, refrigerator, and, I think, a range. I.e., no separate wall or under counter ovens or separate cooktop. What about a MW? While I don't see it, I assume there's a DW on the island w/the sink. What size sink do you hope to have?

I like what you have so far --

    - The fridge is well located with regard to foot-traffic, but be sure to get something attractive since it will be pretty visible.

    - The island sink ads a lot of functionality to this plan, making the island your natrual prep zone -- a room with a view. Will there be seats on the opposite side of the island? If not, is that something you'd be interested in?

    - And your range, relative to the sink is, IMO - great.

    - I'd be tempted to cut off the kitchen corner of your pantry and put the door on the diagonal. That still gives you two full wals of shelves and makes for a smoother traffic flow around the corner.

    - Is the wall between the kitchen and family room structural? Do you specifically want it there? Or would a few columns and some open space be preferable?

It looks like you'll need a counterdepth fridge. Even so, unless you move the doorway over some, or can recess the fridge into the garage wall part way, the fridge will stick out in front of the doorway opening to the foyer/stairs.

Thanks so much for the comments so far. I will get the exact numbers in the morning and post a more detailed picture for you! Thank again!

I do have one concern, right now the way the doorways are laid out your main traffic is going to go through the kitchen's main work area (b/w sink & range). It's closer to the DR & LR to come in the mudroom door, hang a left and go b/w the island & the cabinet run and then go to either the DR or LR (and BR). Yes, there is a path that will get you there if you go north of the island, but let's face it, we (people) generally take the shortest route unless something blocks our way...and I don't mean people...it will have to be a permanent barrier!

Can the mudroom be rearranged and the pantry moved down to meet the cabinet run? The doorway will then be north of the island and people will be more likely to use that path.

    OR

Could you move the doorway to the DR north? Have it north of the island so the "natural" route would be to come in from the mudroom, hang a right and go north of the island. However, it may mean a change in the stairs coming down from the second floor.

    OR

You could shorten or eliminate the wall b/w the LR and the Kitchen/Breakfast room...people might be willing to go north of the island then. If you did that, it would also allow you to be part of whatever is going on in the LR while you're working in the kitchen.

    HTH!

I concur with Buehl. One question somewhat off topic -- your master bedroom layout looks a bit odd. I see an entrance to the bedroom and an entrance to one toilet room -- but no way to get into the bathroom/closet area. Am I missing something?

One tiny technicality - you only have two feet off both ends of the island and you need three feet. The actual width is something around 12 feet (eating area walls and pantry juts out), meaning the maximum length of the island is about 6 feet. (you have about an 8 foot island shown)

You can rotate it so the island is perpendicular to the window and have a second back of lowers or stools and have a work top of about 4 x 8 feet.

Ok, well this will sound nuts, but...

Why not think about the kitchen where the porch is, the porch where the mudroom is and the mudroom where the kitchen is? Get the kitchen placed where it can have windows? If you plan on using the eating area for most of your meals, the two times a year trek to the diningroom won't matter a bit.

Alternately, can you trade the mudroom and the kitchen - but push the mudroom out into the garage (perhaps shaped differently) and move its entrance near the dining room. The kitchen would have outside wall space for a window, and there's a lot of space for both the kitchen and a sitting/eating area.
