Met with a builder today!

I can't even believe we are going to do this after just remodeling the kitchen but we met with a builder today to talk about building on our waterfront land. We had ditched the plans because after the hurricanes (FL) building prices went sky high and another builder said it would be another $100K to build our house! Now, with the economy and housing market everything has come down alot in price. This guy is a GC and does cost plus. We can do some of the work ourselves too. He's talking like $80 sq. ft. under roof.

So it looks like I'll be designing another kitchen but this time from scratch!

Maybe you can be like nuccia(i think that was her posted name; pics from today) who planned her house around her kitchen?

Even with a depressed economy, $80 a square foot is very very cheap, (read: TOO cheap) especially in Florida where additional high winds/hurricane requirements and permits jack everything up to begin with. Even here, where we only have minimal seismic/high winds requirements and cheap permits, $80 a square foot would be builder's grade choices for everything, and a LOT of DIY. I'd be very leery that this low bid would not be based on reality and a detailed spec'd out plan. Remember, in cost plus, he has NO incentive to save you money whatsoever. It's actually an incentive to bid unrealistically low, because you'll end up footing the difference between his generic specs and what you really want. Only 176 pages of specs given to contractors with every little detail already decided will let you realistically compare bids in a cost plus situation.
