please help with layout!

Hi all!

I am mostly a lurker and have been so impressed with all the collective wisdom and knowledge on these boards-I am so thankful I found this site!

Due to a washing machine leak , I get to remodel the living areas of my house! I don't even want to show you the current layout but I would love all and any comments on the new plans.

We are pretty much empty nesters (DD is getting married next week!) and DS comes home for holidays, summer, some weekends during the school year.

I am pretty much the chief cook and bottle washer and we only occasionally entertain (but I'm hoping that will change when we get a new kitchen!) I cook most nights, mostly from scratch and I love to bake.

I have been thinking a lot about floor plans, a little about appliances. I already bought a 36' bluestar cooktop (I couldn't help myself) and am hoping for a 30' frig, 24' freezer and double ovens.

I'd love any comments. One thing I'm wondering is, besides the functionality of the plan, is the location of the prep sink. It is planned in the island, but could be put under the MW, between the cooktop and frig. The plus for putting it in the island is that I could be facing the FR and large backyard and I could spin and cook. The con is looking at the side of the wall (about 4 inches wide) that separates the entry from the eat in part of the kitchen. Would it bother you?

TIA for all and any comments--I have really tough skin and would rather change now on paper than regret anything after. This is my one shot for a 'dream' kitchen.

Nice job! It looks like a great kitchen to cook and bake in! I love the location of the prep sink. Ours is on the corner of our island and it is useful to be able to access it from 2 sides. The reasons you state for putting it there are added plusses.

I might push the rangetop toward the microwave corner 6" or so, so that you have more counter space on the end of the run toward the pantry door.

My only real concern is what seems to be happening around the table. Are you planning builtins on each side? I don't think you have room to get in and out of the chairs, the way it's drawn.

Also, I would open a door to the powder room toward the bedroom hallway, take out that extra little wall and put in a real vanity and sink...or at least a pedestal sink with enough room to use it comfortably.

    Best wishes!

Echoing the concern about the side entry - with the way the door swings, if that is the grocery entry, it will be uncomfortable to fit yourself carry bags through the opening to the kitchen area.

Plus dh does the laundry here and the dinette table would continually have laundry stuff all over it. Don't know if you would have the same issue.

Which way do you see the ref door opening? Where do you see yourself staging food into and out of the ref? I think that will answer the prep sink question if you combine it with what direction you want to face.

I think the layout looks great, and I also really like the prep sink location. The one thing I would do if it were my kitchen would be to swap the fridge and oven positions. The swap would allow you to use the island as landing space for the fridge, and bring the oven closer to the cooktop. There are several things that I cook that are started on the rangetop and finished in the oven, so for the way I cook, I'd prefer not to cross the fridge to get to the ovens. However, that may or may not be true for you. It would also give you more landing space (under the MW) for the oven. For example, if you bake cookies, you'll want room to put 2-3 sheets down easily.

Thank you all for your thoughtful comments! I love this forum!!!

Rhome: Regarding the cooktopÂoriginally, the cooktop was pushed over towards the microwave, but I moved it over to center the hood in the island and to give me a 36 inch wide bank of drawersÂcourse at the expense of reducing the other side to about 15 Â 18 inches. Do you think, given those reasons, it should still be pushed over?

I also thought about the bigger bath, but I have privacy issues doming directly out of a bathroom into a open spaceÂI blame my mother LOL!

Lastly, there will only be built in access in the eating area on the FR side, not the eating side. I could push the table towards the kitchen more and I think that should be enough space all the way around.

    Bmore:

Thanks for bringing up the issue of the side entry. I hadnÂt thought about that and now that I look at it, it does seem squishy. Right now, that wall is to the left about one foot. I moved it over because I realized it visually bisected the island which meant when I was in that part of the kitchen, I would be looking right at the wall which bothered me. So, I moved it over. But now what? Change the swing of the door? Which I was hoping to keep the same cuz then you walk looking into the family room, not the kitchen. MmmÂ

Also, I was thinking of the frigÂs handle being on the left and could dump on the island or next to the frig.

And that is why I wanted the laundry near the tableÂI was thinking it would give me a good place to fold, since I am also the laundress. Wow! Your DH does it? OkÂI cook, clean and do laundry, but my DH does all the outside stuff and bills and kills the spiders! ThatÂs worth it to me!!! LOL! Really, mostly our clothes stay in the dryer til IÂm ready to deal with them! Makes for wrinkles, but heyÂIÂm lucky theyÂre clean!

    Hi Alku!

I thought about swamping the oven for frig for just those reasons! (well, mainly the cookies), but realized I go from cooktop to frig more than cooktop to oven and so decided to make them in that order. IÂll have to see how many things I make go from cooktop to oven. Thanks for making me think! Like I said, I want to make the changes now, cuz there wonÂt be a later!

What do you all think about having to look at 4 inches of the side wall separating the entry and eating area?

Thanks again for all your comments

Yes, he does. I'm not complaining, but I do notice he leaves stuff there all the time - stray things waiting for a matching color load or a short dryer load waiting for more ...

The door handle on left and ref door opens up and blocks incoming traffic - not so bad, just to know. With that style of door opening in that direction, the kitchen gods say landing space* is most comfortable to the left of the ref.

So veg to the left side of ref, close door, veg to far side of prep sink*, wash up and prep, veg back to rangetop? In my case, it is most veg to range and a bit in tribute to the floor. For hot pasta, turn around, take step and dump?

Or veg to left of ref, slide to prep sink* under mw and prep beside rangetop? Pasta pot step sideways?

I am envious of your rangetop, btw. Please do not post about how wonderful it is.

I weighed the idea of swapping fridge and oven, too...But I couldn't decide which was better and favored having the fridge closer to the work area. I still think that either way will work fine.

For me, I would be willing to give up a 2nd bank of 36" drawers (you have some under the cooktop, right?), cutting it down to 30" (still wide) to have adequate space and nicer sized cabinet on the other side of the cooktop. BUT I do like how the hood will center on the island. Centering isn't a top priority, but when it's possible, it's nice...But is there anywhere from which you see it straight on to appreciate the centering? For me it makes it worse if it's ALMOST centered than if it was way off, so ultimately, I might make the same decision you did, OR put the 30" bank of drawers on the pantry end, and line up the hood and cooktop with the edge of the island, intentionally and obviously 'un-centering' it. Sorry if this is a jumble of thoughts and ideas. A glimpse into my thought processes! ;-)

I think the kitchen layout looks great!

However, the powder room looks a bit odd. I completly understand not wanting the bathroom door to open into a living area! I have a bathroom off our living room and I HATE it! DH and all his male friends love the convience, but I REALLY don't want to hear what's going on in there while watching TV, LOL. Anyway, how about having the door open into the hallway from the dining/bedroom hallway to family room. Gives more privacy and a bigger bathroom.
