Your feedback on MBR

I haven't posted or commented here in a long time. Just haven't taken time to reach out.

But, our MBR has recently been given a touch-up - fresh paint, window coverings and bed linens. As we will most likely be selling in a year, the presentation is both for our enjoyment and with consideration for marketing.

This is not a large MBR - approximately 11' x 19'. I believe the furniture is really too large but these are quality pieces from our previous (larger) home that we like. I'm anticipating that for pre-sale staging the triple dresser will need to be stored.

Please, with an objective eye, share any observations and/or suggestions for improvement.

TIA

I like it, and I like your restraint in the use of accessories. Nicely done!

Overall, I think it looks nice. I'd like to see some more pattern...maybe pick up the aqua color in a subtle pattern for drapery panels instead of the white or in addition to the white ones you have and pillows. Aqua lamps or perhaps brass to pick up the brass in your furniture....or maybe just a brighter colored lamp base so they stand out a little more. For resale, if possible I would remove the canopy part and just have the four-poster...it will open the room up more. Also, for resale, I would get rid of the accent table. Most people would have bedroom furniture similar to what you have...a long dresser, two nightstands, and a taller "men's" dresser....so I think those could stay so people could see that those pieces will fit in the room.

I think you've done a very nice job. The room imparts a clean and elegant feel. I love your choice of colors and textiles and would not add more pattern.

It's hard to tell from a photo, but the small table beneath the portrait of a woman seems low and insubstantial; something more solid and taller might work better in that spot. I don't mean that you should move it now if it works for you, but it might be worth taking a look when you're ready to sell and deciding whether it looks off or just fine.

The canopy of the bed seems to chop up the room and make it appear smaller. Is it possible to remove the canopy and posters so that there are only low posts on the bed?

I really like what you've done. I love the furniture and agree if you stage that you should keep the two dressers. For me, the brown carpet is a little dark, so for staging you might try a large area rug that correlates with the blue and white bedding. But overall it's a beautiful room and I'd love to have your furniture.

You did a beautiful job! As mentioned canopy beds can make a small room appear smaller. However, yours is so tasteful I do not think it will matter. I had a four poster bed in the guest room when I was selling and undid the long posts at the footboard but left the tall headboard. It really made a tremendous difference on opening the room up to look much larger. Still, IâÂÂm torn if you would need to do that as it looks so nice.

I love your room and think it would enhance the sale of your home just the way it is. The only change I might consider is because the chair looks a bit crowded (but could just be the angle of the photo) and the table seems too small under the painting. Would it work to switch out that table with the bedside chest next to the chair? I'm partial to non matching side tables, so would like the look if it worked height and width wise, and think the side chest would be a better fit with the art.

I think your room looks lovely and I hope you find it very comfortable. Well done!

I wouldn't remove the top rails on your bed, I would leave it as is, the way it is designed to look. I have the same type in shaker glazed pine, love the bed - and, if I'm not mistaken, with mine at least the top rails add some stability to the slender tall posts.

If I made any changes at all to the room I might remove the small table from under the painting for showings. And most of us could remove a piece or two from all our rooms for staging for sale ;) but depending on your area...

Here, staging isn't going to make or break a sale like neutral, gleaming clean and move in ready do. I listed my house and had only lamp tables and lamps in any room after updating windows, plaster, paint to sell (we'd purchased and moved, house was vacant). 3 offers from 4 showings in the first week, closed with check in the bank in under 30 days.

Thank you to everyone for your feedback. I stress too much about making it right for resale, knowing a future owner wonâÂÂt retain my selections.

graywings - I always appreciate your advice. Because accessories need to be moved when dusting I try minimizing them.

joaniepoanie - wall contrast with the draperies does not show well in the photo. I was thinking the drapes and bed covering should complement one another. The side table lamps and drape rod are both wrought iron. Do you think having them coordinate is a mistake? Right now there is only about 30 inches between the triple dresser and the bedpost. That is why I am thinking the dresser to too much. A stager will need to offer an opinion when listing.

lazydaisynot - that is a narrow table and permits easy passage behind the bed. Your point is well taken about the proportion.

walnutcreek - the canopy can be removed but the posters are permanent. I will await a stager to offer an on site recommendation.

pricklypearcactus - we knew we were making a statement when selecting the brown carpeting and it is only four years old so must stay. Guess we were thinking many hardwood floors are dark. Are you suggesting an area run below the bed or just small ones either side?

jterrylynn - I know what you say about the bed posts making a room seem enclosed. Unfortunately, this is a very old bed and the posts are one piece. Previous room decoration had the ceiling and walls painted the same. Now with a white ceiling I thought the canopy frame would help celebrate the room height. IâÂÂve seen similar in magazine photos recently so am trying apply current style. We have lived here almost 18 years and have never installed the canopy. I do have the original steps for the bed which I took away.

olychick - You are so right in that the chair is crowded. Sometimes when DH commands the FR television I come here to watch something different or to read. My staging thought would be to move the accent table and chair into the location of the triple dresser.

morz8 - The room does relax me. I will hope for a fast sale and market turn around when the time comes. The entire house is up to date and certainly will be fresh and clean when showings begin.

We are care takers for family heirlooms. The rice carved bed was a wedding gift to my husbands great great grandmother. It is almost queen size but we must have mattresses custom made for the frame. The high boy is from the same era and actually has safe chambers hidden. As a youngster DH liked these pieces at a time when they were considered second hand furniture by many. His grandparents gave them to him when selling the family farm in the late 50âÂÂs. We have the dining table and secretary from the old farm too.
