Should I replace my appliances?

We are about to put our 20 yr. old house on the market. It will probably sell in the $1.5 M range. I have black glass on all of my original appliances. My refrigerator is a Sub Zero. Should I replace my appliances with stainless ones? Should I buy such expensive appliances again? Thanks

I will probably be the only one here to say I hate stainless steel and absolutely love black glass. It's my opinion that stainless will go out soon. It's got an industrial look to it and, contrary to the name, gets dirty easily.

If the appliances are in good shape, I wouldn't replace them. The Sub Zero is a big plus.

I would not. It's possible that a buyer would want to redo a 20 year old kitchen, and would not want to replace new appliances if they were not to their liking or would not work with their desired kitchen layout.

Unless you get an awful lot of feedback after the house is on the market that older appliances are holding back offers, I wouldn't replace anything that is in working order.

If they suit the kitchen, don't look like they need to be replaced (worn or broken parts, damaged finish, etc.) and they function properly, I wouldn't feel you need to replace them because they are black. But I would be sure to wipe them down before each showing.

Do not replace them to sell. Buyers in that range often gut perfectly nice kitchens to put in their own vision. Reduce the price rather than spend for new appliances and installation.... (btw - I am a r.e. agent with over 21 years exp).

Totally agree with Dianalo. In fact, when I was house-hunting it would annoy me when a realtor would say "brand new appliances" to justify the price on a house. The appliances usually were not what I would have chosen, and instead of being a selling point, the appliances were a turn-off because it made the seller feel the price of the entire house should therefore be higher.

I would agree to not replace them.......I join yennj to say that I also hate stainless steel appliances.

A friend of mine just replaced her white appliances with SS and said it was a HUGE mistake!...and wished she had kept her white. She said they "look nice but are a pain in the a-- to keep clean".

If I build again, I will stick to white appliances...I also think that SS will not be as popular in the years to come.

I wouldn't replace the appliances. When we were hunting for house, I specifically look for a non-renovated kitchen so I can do it the way I want. As long as the appliances are clean, functioning, leave them be. However, on the hand, how do your cabinets look?
