Can't seem to get listed on Realtor.com

We've had a problem with Realtor.com since day one. Our house doesn't show up in a search! There is some backwards way of getting to it, but even that doesn't show all the submitted pictures and information. And what good does a backwards way do anyhow when no one in real life searches that way?

My agent says he has no control over how or what or if Realtor.com does anything. Is that correct? I want to make sure that the problem isn't that he just doesn't know how.

Can someone explain how this works and/or give me any suggestions to pass on to my agent?

We're in a small town and my agent doesn't give me the impression that he thinks this is important or even a problem. As if small town = all buyers will have a local agent who will show them every house on the MLS regardless. BUT we do have people moving in from out of town and I'm sure even the locals probably check out Realtor.com. If I can't find the listing then they sure can't and to me that means I might be missing out on a buyer!

    There are several possibilities.
    1. Your house is not in the local MLS.
    2. The local MLS does not submit all listings to REALTOR.com.
    3. Your agent is not a member of the local board of REALTORS/MLS.

    Call the local board and find out what their policies are for submitting MLS data to REALTOR.com, and confront your agent with the facts.

    As for #'s 1 and 3, my agent is a member of the board and the house is listed in the MLS (I've seen it at the agents office and we have a number).

    As for the other possibility, #2, since with a convoluted way of searching my house does show up on MLS, then it must have been submitted. My agent talked me through finding the listing - do this, click that, now go here, etc. BUT if I search the normal way - by zip code and price range - it doesn't show up.

    My agent claims that he cannot control or change or do anything with Realtor.com - implying that it's a problem with them, not himself. I don't know. Maybe resubmit to MLS, if that's possible, and start over? Or surely Realtor.com has a way of submitting errors and asking for corrections?

    Would you be ok with posting your MLS number so that we can look to see what's going on? If you're not comfortable doing that, would you be willing to email the MLS / listing to me via my member page?

    Your agent probably does not pay for realtor.com which is why he can't do anything.

    As I mentioned, posting your MLS number is the easiest way to tell you what is going on. You can also post the price, zip and how many beds/baths, we could probably find it that way as well.

    Roselver, it's MLS ID# H94893.

    I can find it doing a map search, and then narrowing by price.

    Zip 88240. Price $199,500. 3bed/2bath. It's a flat roof sw style.

    I don't know what basic's you get if your agent doesn't pay for Realtor.com, but ours doesn't even mention the 2300sf and the little blurb says only Central air conditioning and Dining Room. But we have better 'perks' than those - like a brand new kitchen and a large private master suite. The whole house is updated and all I get is "Air conditioning"?

    To be fair to my agent - as far as I know, none of the agencies have enhanced MLS listings (which I assume translates to more on Realtor.com).

    It looks to me like your agent didnt put the zip code in the listing in MLS. I notice when you pull it up with your MLS number it shows up, but when you search it, it doesnt. Looking at your listing on realtor.com the zip code is not there. Which could be the reason its not showing up by search. (I searched using "hobbs NM" and it didnt show up either, which is why I think the zip code might be the problem)

    As far as the information not being there. Unfortunately, unless your agent subscribes to realtor.com you will not get any additional photos or any write up or info. Realtor.com pulls a small amount of info from your local MLS and that is all that will show up. If your agent pays for the enhanced package, it allows alot more pictures, text, virtual tours, etc.

    He is correct, if there is a problem with your listing showing up they will not change anything because he is not a member. Ask him to make sure the zip code is included in the MLS system, it should correct itself within 24 hours if thats the problem.

    Yes, but lets face it, so is a real estate commission. You have to spend money to make money. WIth almost 90% of buyers searching the internet before calling an agent, its necessary for an agent this day and age to offer it. (keep in mind there are still some markets where realtor.com is probably not as effective.

    I'd sit down and have a serious talk with your realtor. It shouldnt take posting to a public message forum to figure out what was wrong with your listing. That is your Realtor's job. I also don't know how you selected your realtor, but the only reason I hired a Realtor to sell my house was to do ALL THE MARKETING that I don't have the time or connections to do.

    Houses no longer sell themselves, it takes a lot of work and your realtor seems to have missed the boat.

    I know you said it is on the local MLS. Can it easily be found on the local MLS or do you have to jump through hoops to get to it there too?

    I hate realtor.com due to its poor search function and when we were looking I went to find the local MLS online instead of realtor.com. Also found that a lot of the listings on there are stale, has odd errors due to the way it is pulled, doesn't show the address etc. whereas local gives all the needed info.

    I'm guessing in your area with few enhanced listings most would be searching on the local MLS if it is available to the public so if you show up good there you are probably ok.

    As Linda says, your zip code isn't listed. It was the 1st thing I noticed yesterday when I started playing around with the search. I also found out that it will not come up using the zip, but did have it show up using the town/state once, but not again.

    I also went to Trulia, which is like realtor.com, you are not coming up there either.

    Digging further, finding real estate sites for your area via google, I'm not seeing you come up in any searches I've done.

    I wouldn't be happy with this agent from what you're saying. I've searched 3 pages of google results and don't even see that he has his own web site. What site do you usually use to look?

    How long are you signed up for with him and can you break contract if you aren't happy? Seems like other agents have more complete info on the realtor.com search

    What I did was used it for my main search, then went to the local site. In my area, realtor.com had the most listings and pulled from all over vs the big name sites which didn't list every entry in the MLS.

    roselvr - it must be very area dependent then. For my areas where we have recently bought and sold all the local MLS have been much better and more than covered the area where we were looking. They also allow you to do much more detailed searches. Maybe our areas are just better with the online stuff and also coverage of a larger area.

    Wow, I'm learning a lot about MLS. How would I find my local MLS online? I thought that was only for the agents.

    Roselvr, one of the enhanced listing agents you linked I've never heard of (1st link - this house has been on the market for quite some time, looks like they just re-listed with a new agent, word is the house needs some major work).

    And the other is from an agency I interviewed but they did not call me back as promised so I wrote them off (2nd link - this one's been on the market longer than us and I think it's over priced, especially since it's not in the best school district and needs updating). We are in a sellers market here and because prices have doubled in the last 5 years some people are listing their homes just to test the market and see how high they can push the price.

    I'm not surprised by the bad review from the renter. Our agents office rents and/or owns several properties, most in the bad area of town. It's a bit scary and crazy around here, people living in tents or campers because of not enough rentals (oil & gas booms bring in the temporary & transient type of workers - most aren't looking to buy).

    My agent was partially chosen because he was the #1 agent the last two years and he sold 3 homes in our neighborhood in the month before we listed. One of those homes was on the market for months with another agent, a hard sell because it was nearly full to the rafters with junk. We knew when we signed with him that we wouldn't be getting an enhanced listing.

    Anyway, word about agents gets around in small towns and the market/advertising is different in small towns, mostly stuff like word of mouth.

    I asked my agent to make sure the zip is listed in the MLS - he said it should have been automatically entered, but he will check. We plan on reducing our asking price as soon as we get back from this trip (we've been away over two weeks now) - I think the flat roof and sw style is scaring off buyers, we've had several say they want to make offers but don't follow through + one very low ball offer. We haven't hit the average 60 DOM yet, but I want to be pro-active.

    Thanks for all the research and digging roselvr. Amazing what you can find! One local agency has a nice website with on-line listings (they are the largest agency, we bought our home through them, but they are another who didn't return our call so...). I think it's hobbsfinesthomes.com

    Update - I just searched w/price, bed, & zip and we're there! Thanks for all the help, I feel better now knowing this is resolved.
