To me it looks like a loquat (Eriobotrya japonica). The fruit is useable to a degree (jams etc) if ripe. Regarded as a weed in some areas because they are often spread in bird droppings ( somewhere inappropriate like from the gutterings right next to the house foundations where they will only grow to do damage). Anyway check it out to see if it looks like what you have and read up and decide whether it's a keeper for you, or chain-saw fodder.
