I agree completely, she needs to be a wee painted girl! My dilemma is the colors for the tiny girl.

I would try that she makes you happy. find 2 or 3 colors you like. and get Sherwin williamns program to try colors. The painted ladies (or wee girls) come in all colors. they are pretty and fun and not afraid to love color

I am trying to decide if I should buy her...most of the interior trim is intact although painted but the kitchen and the make believe bathroom are ghastly to say nothing of the neglected yard...

I think she is beautiful. I like painted victorian interiors. Yards are fun to update. Bathrooms.... less so. What kind of shape is the bathroom?

Love the woodwork and floors! Only you know if you can take on the work but if the location is good and you can, go for it. Just know that it's often never ending work and when you go to do things like kitchen and bath you will likely uncover things that you will need to fix. May also want to confirm whether you are in a historic review district - this can make doing exterior work a huge pain. That being said, we love our old home.

I would go with 3 colors. With a house that old you need to know if it has aluminum wiring and of the plumbing is cast iron. If for some reason you have to open a wall to correct one thing, most areas insist that you completely install new wiring or plumbing as the case may be. I'm not trying to scare, just be very aware of the problems that can occur with an older house. Get the best inspector you can find to check it out before you commit yourself. I would do a pastel color. You could paint the base of the house white and use pink, blue, or green(etc.) in a soft pastel on the trim. Or vice versa, paint the house the soft pastel and do the trim in white. Love the inside with all the windows.

Here's another pretty combination. Sea glass for the body with white and blush trim. I can imagine the inside matching the outside colors.

Light grayish blue for the body, white for the trim. If you are really ambitious, do a dark navy for a tiny accent.

Heartfelt appreciation to each of you for your advice! The owner removed the old wiring 20 years ago but it still needs to be upgraded. The bathroom is small-5'6" x 7' and was "remodeled" by the owner and only has a free standing shower. It has to be gutted. The kitchen is a nightmare also "remodeled" by the owner! Nothing original and again, a total gut. It is 13' 6" by 10' and has a door to the back porch, a door to the dining room, a door to the hallway PLUS a original long window...My daughter is going today to do exact measurements that includes all the doors, the window, outlets, water lines and gas lines. I can then do a graph to see how to redesign and include my Great Grandmothers oak icebox [I use it for storage], my pierced tin pie safe that I use as a pantry and my bakers cabinet that has a granite top. There are no restrictions as there is no Historic review board. I hope to change that !!! My Realtor is having a fit. She wants to sell me a new house in a subdivision where they all look the same but they have all the upgrades. I live in New York, the property is in Colorado so I am relying on my daughters eyes, the realtors knowledge AND THE HOME INSPECTION! The painting, landscaping and demolition we can do. I will get estimates for the other work and offer accordingly. Wish me luck!!! This sweet wee house calls to me!

I know....I really wanted to repair her and give her life and love again. She needs everything from foundation up-inside and out. What is really tragic is that a slum landlord investor is going to buy it and rent it and it is not even SAFE! Heavy sighs.
