I am not sure about the pantry situation, but I have one comment already. If you have first floor guest room, there is no closet.

The bath room seems to be next to a powder room.
Why not just have a full bathroom open to both guest room and hallway. You could rework the space to create room for a coat closet near or in the front foyer area. I don't know if you are in a climate where a coat closet would be needed or not.

thanks sunnydrew - I'm in Australia and although we don't have a need for a coat closet as such I could do with a shoe room!

re the bathroom and powder room we deliberately kept these separate so the bedroom can be used by an in law permanently and gives more privacy.

Ok, thanks for explaining. I did not see closet in guest room. When building, be sure to have sound proofing/insulation done in interior walls to separate the dining room from the two toilets. Makes for even more "privacy".

And good idea re the sound proofing, I don't really want to hear someone in the bathroom when am at the dining table!

Amanda, I went to the Opera House when I was there and also sailed in the harbor. Great memories!

I would move the dining room area to go in between the living room and kitchen to take advantage of the corner window/patio doors.

How would the cellar work? Is it in the ground? Ditto Dytecture.

I don't like the idea that when you come in the entry you see the dining which is why I kept it away from that line of sight.

And the cellar and pantry are actually next to one an other on the same floor. However I'm going to suggest they are switched and the pantry has an entry from the kitchen. The spare (cellar) area could be a study entered from under the stairs.

A cellar to me is in the ground where you can store foods like vegetables without cooling or heating for a long period of time.
