    I am unable to expand the floor plan enough to see the far end of the house. It looks like you will have a live-in nanny/ housekeeper, yes?

    It will be supremely unattrative from the street as all you can see is garage and no house. It will also be expensive to build, and the wasted space that it contains isn't pulling it's weight in utility to justify that expense. I find the room relationships and flow awkward.

    Is there any way for you to split it into two larger photos. I cannot make all of it out. I have grown up with floorplans.

    I am no expert or professional, but I like a lot of things in the plan. I love the master and the way it has 2 WICs split apart with one leading to the safe. I also like the large great room and the huge deck. Also, the way the kitchen is facing. I apologise that I only touched upon the negatives in the first comment!

    Thank you all! The house will have a modern elevation and be sitting on five acres, 221ft x 983ft. The front of the house is the side with the kitchen and it is facing East. Here is another layout that I've been tossing around where each room has its own bath. We currently do not have a live in nanny but it's definitely not out of the question. The garage is just one of two, the other will be across from the one and relatively close in size. We understand the garage is far away and that is why we have designed the kitchen the way it is. The house will have a circular drive in front of the kitchen to allow for easier unloading. Not sure if this make a difference in your opinion but I'm now rethinking mine. Lol.

    I love it. Don't second guess yourself. It's going to be great. How high up and what material will the wall in front of the kitchen be?
    I'm assuming the wall that those two doors are between is a set of windows with lower cabinets only.

    It was tough for me to blow up the plan to see the fine detail but it looks like your master bathroom opens to a private walled in open air patio. Is that correct?

    I like where you have the powder room with access from outside Lanai. I also like the plan with a bathroom for each room. Not a must but a nice to have. I would keep the office though and the only thing I would add to it is a door to the exterior in case you ever had occasion to bring clients into the office.

    I too agree with previous comment about adding an exterior French door to your laundry room in case you ever had a pet or kids even and needed to clean them up before entering the house.

    The only thing I would maybe consider is creating some space for a proper passage way through your dining room by bumping it out a few feet which will cause you to have to do the same to the Lanai. I would also move the fireplace out there over to in front of the great room doors so that you could enjoy it from inside if you wanted to.

    Overall as I said I love your plan. Best of luck.

    It reminds me a lot of the HGTV dream home floor plan!

    I would agree though about the distance from the garage to the kitchen, and the size of the master bath. Would it make sense to switch the actual bedroom with the bath?

    I see a lot of inefficiencies and poor special relationships, as architectrunnerguy touched upon. There are too many influences to make worthwhile comments.
