I would very much appreciate some recommendations on Brand/lines of windows. We will be breaking ground on a new build this year. Please forgive my lack of knowledge or missing information. I will fill in any gaps I can if you let me know what I'm leaving out.

I prefer not to spend top dollar on windows, but don't want cheap-o grade that will quickly fail on us and shoot our cooling bills high either. So mid-grade is probably what we're looking for.

We are located in southeast Texas: Hot, humid summers. Mild winters. Lots of sun.

I would describe the house style is "farmhouse" on 10 rural acres. We will have 14 "normal" single-hung windows, 2 large sliding windows (kitchen sink and master bath), and 2 smaller sliding windows (in a shower and a powder room).

I would like 2 x 1 / 2 x 1, single-hung for our "normal" windows. It is my understanding that that is the name for something like this:

I much prefer "real" grids over the kind that sit between panes.

Any brand or specific line recommendations are very much appreciated. Thank you in advance.
