First line of defense on a neglected house- and you've seen Nicole in those bathrooms / kitchens on her house- give it a good scrubbing. Then paint the walls. Assess the floors... Pull up carpet.... Refinish floors. The only expensive thing I suggested is refinishing floors. But at least you have a clean house that looks fresh. Now you can tackle bigger renos when you have the cash flow!

Mia is 100% right you need to clean it up then create a hit list. Most important to least important so at least you put your cash into the things that matter.

Sadly, when something is untouched for years many of the things that need to be done don't reap any cosmetic returns. It's all glory for the guts and no window dressing. Time and patience rules and at this point you want to do all the things that will make the house warm/cool and safe through the next winter season. Caulking, removing growth from the foundation, cleaning gutters, checking for cracks and holes, weatherstripping and painting any exposed exterior wood.

As long as they are sound and functional take your time on the individual rooms to really make a solid plan and research cost down to the screws. Use journals for this complete with samples, estimates and images.

I'm sure you have heard of white sales, you may even know that they are in January. Everything has it's sale time. Always check local sales if the new fridge you want is $ 2500.00 Be ready to grab it when it goes on sale for $1000.00. With lots of expenses don't be afraid of scratch and dent sections or even high end used items.
