I would listen to your realtor. I am not sure that people are going to view the cheap, outdated granite as something that makes them want to buy the house. It will still look like something they have to remodel.

The granite may or may not help with the sale. The cabinets, together with the laminate counters, are part of the "dated" problem. As pretty as the floors are, they make the cabs look old. A new granite may just high light that even more.

Personally I would look at offering an incentive to the buyer for kitchen upgrades. The cabinets (colour) are what is dating this kitchen. It is possible to touch it up a little by adding new granite and by adding hardware.

The problem with white(ish) granite means that painting the cabinets white may look odd because the floors are a mid-tone red. Not everyone wants white-on-white for counters/cabs. If you go with dark counters, you offer the new owner the chance to paint out the cabs white (on their own dime) to have a fresh looking white kitchen with dark counters and mid-tone floors. This is a more pleasing look to many people.
