Thank you for your question ..... This was NOT a tear down. I worked with the original house structure. Zoning limited the house size, so we had to keep the grandfathered structure. The foundation was expanded about 4 feet to the rear to what the zoning limit did allow. Structural walls were re-framed and the floors were reinforced. When I approach a new project, I try to re-use, recycle, and re-purpose as much of the older structure as possible. This saves construction $$$ and is more environmentally and economically sustainable. You would never know the house was not completely new, but if you look carefully, you can see the side bay is the same shape on both the before and after ...
