House too big and uncluttered

We are selling our very well cared for house because our son has moved out and it's too big for two people. The house is very clean as we have never had fury pets, smokers or young kids. My dilemma is that we have two bedrooms upstairs that are virtually empty. One has a nice dresser and the other one has a nice futon. Was thinking I would move futon in with dresser and just have one empty room. Any thoughts?

Buyers usually like to be able to imagine what a space can be used for or how it can be laid out. An inviting bedroom will go farther towards getting a sale than an empty room will. However, I wouldn't just leave a lonely piece in a room. Empty would be better than that. But if you can, a nicely staged room will be better. If you don't have an extra bed to use, see if you can pull a few pieces from the rest of your house. Maybe a desk and a chair for one room. Not sure how the futon looks, but maybe you could lay it out and stage it to look like a bed and put it with the dresser.

I like the idea of opening the futon into a bed. It opens to a queen size.

Hi. Please do not put a futon and a dresser in one room or a futon in one room and dresser in another. This is hodge podge. Consider these 3 options when staging for sale:

Opt 1) house totally empty. Clean and neutral paint
Opt 2) house totally furnished. Clean and neutral decor.
Opt 3) a few main rooms furnished(eg family room, breakfast room, master). Clean and neutral decor. Other rooms empty.
