Thanks for your question! The emerald green waves of grass are Red fescue, a California native variety we consider an IdealMow lawn alternative. We adore this natural, meadow like length, but it also looks amazing when kept short like a carpet of emerald velvet. Hi Joseph. The wood flooring is called Epi, which is a Brazilian hardwood. It is very hard to work with because it is such an extremely hard wood. If it is installed too close to soil or moisture it will "cup" and loose the perfect flat look that makes the streamlined deck so sleek in appearance. It is one of the most expensive lumber that you can buy. It would hold up well in extreme climates but like all natural woods will grey out and one of the reasons this wood is so desirable is because of its unique rich, dark color. So to preserve that, annual timber oil application would restore the rich appearance.

Is there deck joist on the underside of the decking, which leaves me to believe open air space, my question is more about drainage under the deck. Is there a French drain or catch basins to divert the water from collecting and causing algae growth or mosquito haven areas... Or even an increase of wood rot.
