If you can afford to buy their client base listing, I would do that - if it was me. Their list of customers will give you a ready supply of contacts when you have your "Grand Opening!" of YOUR store. All the best to you in this new venture.

I agree with trouzernc. You will save a lot of time in the long run.

DH moved our business from one building to another .4 of a mile away. We had regular customers who thought we'd gone out of business and were very surprised to find we hadn't.

I too think you'd do better by acquiring the client base and the existing location if possible. You could amortize those costs over the next few years. Retail is very hard work but with combining it with your passion could make it a lot of fun as well.

I agree, it is a good idea to acquire the client base, unless it is outrageously expensive.
