This fall, my 3-year old Pindo palm started shooting branches which emerge dead. Some of the older branches also turned grey and dry, and not necessarily the bottom ones. Any advice how it can be saved?

I am in zone 9b. All other 10 palms are looking fine, but they are 30-50 feet away from this one. All the palms on the same irrigation zone. There is a young kiwi vine planted 8 feet away from the dying palm. We saw gophers in the area.
