What a beautiful room--it's going to be fabulous!

Are you going to have seating at the kitchen island? How many people will use this room on a daily basis? For a family of 4, I'd place 2 (approx. 5'-6') sofas/loveseats facing each other perpendicular to the fireplace, with a square or rectangular coffee table or upholstered ottoman between them, on an 8' x 10' area rug. Since you have those beautiful built-in cabinets, and not a whole lot of wall space, I'd keep accent pieces to a minimum.

Hello, thank you for your help! We have a 9' island that holds approximately 3 bar height chairs. We are a family of four. I will say my husband is concern with the comfort of couches being placed perpendicular. I am worried about the flow with a couch placed directly in front of the TV. Any suggestions on fabric or leather color for the couches? We were thinking a chocolate color leather or fabric to the warmth from the floor since everything else is white.

Hi, beautiful home! And yes, if this space will be used as your family's main TV watching areas, I do agree with your hubby that having the/a sofa directly across from the TV/fireplace would be optimum and more comfortable for TV viewing.

The key will be to put together a furniture layout with measurements - of not just the furniture pieces but also of traffic areas/walkways. To your point, keeping in mind the way a room flows is as important IMO.

If you place a sofa directly across from the TV, keep at least 36-42 inches of space between the back of the sofa and island for a walkway. If feasible, try to keep that walkway even just a bit wider than that (considering that the bar stools will need to be pulled out some when folks are seated at the island).

Hard to tell.....but it looks like that walkway space may have already been accounted for to some degree based on the pic - where the tile/wood meet and the width of the tiled area in front of the island....? Regardless, get good measurements and put together a floor plan (that works best for you all, with traffic patterns in mind) before placing/purchasing any furniture.

Anyway, in the meantime, here are some pics for layout ideas/inspiration......

If you're able to post more pictures of the space (at different angles) and/or give us measurements of the wood floor section only in the family room, that would be helpful too. But as I'm looking at your pic again, it appears that there may be more length (from windows to staircase) than width (from fireplace to where the wood/tile transition area is)?

If so, another option is a sectional - one with a longer side (and more seating) facing the fireplace/TV and with a shorter side running parallel to the window wall.

Having said that, sectionals aren't for everyone...... and some Houzzers will discourage having/getting one for a variety of reasons. But I personally think they're perfect for a family room area, especially one used primarily for TV/lounging around. Again, I think the key is getting one in the right size and scale for the space. But then I guess that would go for really any of your (larger) furniture pieces.

If this area isn't a space to be used primarily for TV viewing/family lounging and/or you like having the flexibility to rearrange your furniture layout from time to time, then perhaps consider layouts with a sofa with chairs or 2 sofas instead

Thanks for the great info. In the picture posted, the wood floors were not completed...they run throughout the first floor.
