Finally figured out how to post pics- had to reinstall the program! Anyhow, I'm a bit embarassed to post the exterior (especially bad at this time of year). I do want to dramatically improve curb appeal with, hopefully, a modern vibe as long as the whole works. We started repairing the exterior surface, hence the current two-tonedness. The inside is much nicer...posted some pics to show you my current style...also because the old bay window is one of my peeves...We are open to putting a partial 2nd storey, again with modern feel( I'm thinking master suite with bathroom, study or something, laundry area, exterior space...). House is in the suburbs and is on a large lot with pretty nice views. Any and all suggestions, sources for before and after's welcome. I have enjoyed 'creeping' on Houzz for years- this is my first foray into the asking for advice domain.

Our lot is 3/4 acre so adding a bit is not a problem. Monster ouses going up all over the neighbourhood. I'm not sure about budget- need to find out how much various options cost. I don't have an amount in mind...but, I am not spending anywhere near one million! So, no teardown...

We're currently working on a top-up addition and have spoken with the client about pushing the aesthetic in one of a number of different directions. Option 3 is my current favourite.
